elcome to this April edition of Signpost! This month’s magazine certainly has an outdoor, garden feel as we celebrate Easter and, dare I say it, it is beginning to feel more like Spring. Although my ‘daffs’ wouldn’t totally agree as they’ve just been battered by another downpour!

Spring into Action – go on give it a try

s it’s Springtime and we are out and about more, this month we are promoting our community groups and activities in more detail so come and join in. Our two popular Gentle Exercise Classes at Yealmpton Methodist Church on Tuesday mornings from 10.00-11.00am and 11.1512.15pm are led by Registered Physiotherapists. The classes are chair based with the focus on flexibility, posture, strength, and balance. The classes, for both men and women, have a good community feel with a lot of laughter. People who come generally are over 60 and want to improve their overall fitness and wellbeing. The physio asks new members about their medical history and there is an opportunity to speak to the physio after the class for general advice. Some people may have arthritis, Parkinson’s, multiple sclerosis, dementia, or other chronic conditions. Typical comments include ‘Excellent exercise really good, I feel better’. A who broke her hip 2 years ago says, ‘The classes are helping me get back to where I was 2 years ago’. V who progressed from stroke rehabilitation classes to ours says ‘The key thing is the physiotherapists’ insistence to exercise within your own limits. There’s also immediate professional advice as to how to

focus and improve’. Following the Easter break the weekly classes start again on Tuesday18th April. There is a charge of £5.00 We look forward to welcoming you. Less strenuous but equally enjoyable is the Art and Craft Group which meets in the Yealmpton Community Centre, Stray Park, on Monday 3rd April and Monday 17th April from 10.30-12.00 noon. This is a small friendly group who bring their own craft and art works and enjoy having company to talk about their hobby. The theme for April will be ‘The Coronation’. There is a charge of £3.00 to cover the cost of coffee and any materials used. Our welcoming Reading Group meets every Thursday morning from 10.30-12.00 at the Parish Rooms in Bakery Square, Yealmpton and is an opportunity to share a lifetime of experience as a reader of novels, newspapers, poetry etc. It is fulfilling and enjoyable to share remembered books, favourite poems, and when they were read and the difference they made to our lives. There is a charge of £2.00. Our Walking Group led by qualified walk leaders meets in the car park at the end of Barton Close in Wembury every Wednesday at 10.30am. Join us to walk gently around Wembury, or Saltram or along some of our other local level footpaths suggested by those who come.

The group usually adjourns somewhere comfortable for refreshments and to chat. A happy afternoon is spent once a month at our Singing along in Yealmpton Methodist Church come and join in with community singing led by Jenny George supported by the Brixton Village Airs. Singing really lifts our spirits and the afternoon is joyful and relaxed with everyone having some fun. There is a charge of £3.00 for refreshments. The next Singing along is on Friday 21st April from 2.00-3.30pm. End the week with a relaxing hour having Coffee & Chat at The Rose and Crown on Friday 14th April from 2.00-3.30pm a friendly welcome awaits for everyone including carers. Carer Support by zoom is on Friday 28th April from 2.30-3.30 please call Maxine for the link. The latest recruit to A Salon Called Fish’s family of stylists is the very lovely... Tam Cluney.

R

ecently qualified, after three years of training in salon and at South Devon College, with all the latest techniques in cutting, colouring, and all the various hair treatments fresh in his mind, he joined the salon as a graduate stylist in January 2023. If you’re an ASCF regular, you’ll no doubt recognise Tam as he started there as a Saturday boy three years ago, when he was fifteen, where he first developed his taste for hairdressing by watching Rob and Brett, and manager Hannah and the rest of the team work their magic. He got his apprenticeship with ASCF and progressed quickly through his course to qualify and start his career. Keen to make his mark early and

win over the ladies of Ivybridge, Tam will be specialising in women’s hairdressing and admits to being passionate about it. If you book a consultation and subsequent cut and/or colour/ treatment with Tam, you will get the full ASCF experience, as well as having an appointment where Tam looks after you from start to finish. Not only will he wash your hair, condition it, massage your scalp, he will lead you through the whole process – cutting, colouring, blow-drying, until he’s helping you into your coat and seeing you out the door, as a satisfied customer. No time is wasted waiting between stages, and you will be attended to throughout. As you might expect from a Graduate stylist, Tam’s price list is more affordable than the more senior staff members (there are nine stylists to choose from at ASCF), which is good to know when we’re all feeling the pinch.You can expect a fresh new style that won’t break the bank (and is probably less expensive than you might think.) A cut and blow dry is just £20, with a wet cut at £15. It’s a snip! Joint Ownership Your Options; Pros and Cons p- If one of you dies and the other wishes to sell, they can proceed with the sale without the need to provide a Grant of Probate.

When you buy a property with someone you can share the ownership as either Joint Tenants or Tenants in Common. Joint Tenants – What It Means to You: If you own a property as “joint tenants” you each own the whole property in its entirety. You will have equal rights and obligations that you must perform collectively. Joint tenancy is based upon the rule of survivorship, meaning that if one of you dies, the entire property is transferred to the other parties in full. It does not matter whether you are married or whether a will has been made with other wishes. Tenants in Common – What It Means to You: If you own a property as “tenants in common” there is no rule of survivorship. You own the property in specific shares. So, you own, say, 50% of the property and can gift it within your will because it does not automatically pass to the other owner(s). If you wish to own a property as tenants in common in unequal shares, it is recommended that you create a separate Trust Deed where you state the shares that you each own to avoid the possibility of a later dispute. Joint Tenants – Advantages & Disadvantages: This is a simpler/ more straightforward way of owning a property. p- All parties have equal rights to the whole property, not just a share of the property. 10

X - When you sell the property, all proceeds will be sent to a joint bank account, or a nominated bank account agreed by all clients. In the event of a relationship breakdown, the court is most likely to award a 50/50 split unless you can amicably agree otherwise. X - You cannot nominate someone to receive your share of the property in your Will. It will be automatically passed to the surviving owner(s). X - You will need consent from all parties to sell the property and if someone does not consent you must go to Court to obtain a Court Order. Tenants in Common – Advantages & Disadvantages: p- Your share of the property will be part of your estate on death. p- If a Trust Deed has been created, there should be no dispute regarding who owns what share of the property. p- If one of you contributes more when purchasing a property, you can protect that additional contribution by agreeing a Deed of Trust showing the shares of ownership. X - You will need to ensure you have a Will, otherwise your share of the property will be dealt with by the Law governing Intestacy. This means that your share of the property may not be given to the person you wish it to go to. X - A tenant in common can apply to court for an ‘order for sale’ which would force a sale without the other tenant(s) in common’s permission. Getting out of your comfort zone How many people do you know that have said ‘Oh, I’d like to go to that gym/class/park run but I have to get fit first’? For many people the leap from deciding that they want to go to the gym to actually setting foot in there can be a big one. It is common for some people to worry that they won’t be able to do the prescribed exercises and that other gym goers will judge them and that they won’t fit in and feel like they belong. I hear the ‘I won’t be very good’ ‘I won’t be fit enough’ type phrases quite often from those looking to join us at Achieve and I obviously reassure them that it is far from the case. But that worry can often only be eased once they have been to a few classes and seen how easily people of different abilities can train together and encourage each other. Our members love to give advice to others on how long it took them to do a push-up, for example, and what worked for them. The point of a gym is to train to improve, not come in already able to do it all. You can come in with no prior fitness experience - or maybe you haven’t trained in a few years - and still find the right path forwards to suit you. So, there I was standing on my own on platform two of Ivybridge railway station staring up and down the line waiting for a train. I had arrived early, and much to my surprise was joined by about twentyfive others just as the 11.35 rolled into view. As we piled on, I became aware of lady trotting over the bridge dragging a rather heavy case behind her. Having missed many a connection myself, I tried to do the gentlemanly thing and get on the train as slowly as possible in order that she could catch it. Rather red faced, she made it, puffing and panting but was safely on board and very grateful. I tried to be even more helpful by lugging her bag on for her, placing it in the luggage rack, slotting her coat in the overhead shelf and then offered her the one remaining seat as the train started to roll. ‘Just made it,’ she said. ‘I always hate these trips to Plymouth.’ I watched Bittaford slide past the window and had to ask, ‘Is this why you’re going to Exeter?’ She glanced out of both train windows and got off at Newton Abbot in quite a bad mood! I would like to think that I’m up with the trends and fully conversant with modern technology. So much so that when I was detailed to go and do some shopping a couple of weeks ago I decided to open my supermarket app on my phone which would read the bar codes of the items I needed and thus could save time at the checkout. 22

This is the first time I’ve actually opened the app and in a timesaving five minutes had to download it all over again and re-register as I stood by the entrance muttering foul oaths. I then set off and soon realised that it was easier to keep the app open as it switched off after each item went onto the list. After a few ‘other’ technical issues, dropping it in the cauliflowers and taking a picture of a tub of coleslaw … I was soon ‘bleeping’ away nicely. Bag of carrots, pack of ham, four chocolate eclairs on special offer, I was really getting the hang of it. Then the phone decided to kick me out because it hadn’t been active for a couple of minutes ... I was looking for Dijon mustard… they had moved it. So, I took the phone out of its cover and opened the screen permanently just to save a bit more time. As I walked down one aisle, this sixtyone-year-old had convenience shopping absolutely licked. When I got to the till, I discovered that the phone had read every barcode I had passed in the last twenty feet. I had bought a slap at dog food, six packs of plain flour, a cat litter tray and poop scoop plus two bottles of whiskey, only one was in the trolly. The express checkout till and my shopping took half an hour and two assistants to re programme!

Joint Ownership Your Options; Pros and Cons p- If one of you dies and the other wishes to sell, they can proceed with the sale without the need to provide a Grant of Probate.

When you buy a property with someone you can share the ownership as either Joint Tenants or Tenants in Common. Joint Tenants – What It Means to You: If you own a property as “joint tenants” you each own the whole property in its entirety. You will have equal rights and obligations that you must perform collectively. Joint tenancy is based upon the rule of survivorship, meaning that if one of you dies, the entire property is transferred to the other parties in full. It does not matter whether you are married or whether a will has been made with other wishes. Tenants in Common – What It Means to You: If you own a property as “tenants in common” there is no rule of survivorship. You own the property in specific shares. So, you own, say, 50% of the property and can gift it within your will because it does not automatically pass to the other owner(s). If you wish to own a property as tenants in common in unequal shares, it is recommended that you create a separate Trust Deed where you state the shares that you each own to avoid the possibility of a later dispute. Joint Tenants – Advantages & Disadvantages: This is a simpler/ more straightforward way of owning a property. p- All parties have equal rights to the whole property, not just a share of the property. 42

X - When you sell the property, all proceeds will be sent to a joint bank account, or a nominated bank account agreed by all clients. In the event of a relationship breakdown, the court is most likely to award a 50/50 split unless you can amicably agree otherwise. Getting out of your comfort zone How many people do you know that have said ‘Oh, I’d like to go to that gym/class/park run but I have to get fit first’? For many people the leap from deciding that they want to go to the gym to actually setting foot in there can be a big one. It is common for some people to worry that they won’t be able to do the prescribed exercises and that other gym goers will judge them and that they won’t fit in and feel like they belong. I hear the ‘I won’t be very good’ ‘I won’t be fit enough’ type phrases quite often from those looking to join us at Achieve and I obviously reassure them that it is far from the case. But that worry can often only be eased once they have been to a few classes and seen how easily people of different abilities can train together and encourage each other. Our members love to give advice to others on how long it took them to do a push-up, for example, and what worked for them. The point of a gym is to train to improve, not come in already able to do it all. You can come in with no prior fitness experience - or maybe you haven’t trained in a few years - and still find the right path forwards to suit you. So, there I was standing on my own on platform two of Ivybridge railway station staring up and down the line waiting for a train. I had arrived early, and much to my surprise was joined by about twentyfive others just as the 11.35 rolled into view. As we piled on, I became aware of lady trotting over the bridge dragging a rather heavy case behind her. Having missed many a connection myself, I tried to do the gentlemanly thing and get on the train as slowly as possible in order that she could catch it. I would like to think that I’m up with the trends and fully conversant with modern technology. So much so that when I was detailed to go and do some shopping a couple of weeks ago I decided to open my supermarket app on my phone which would read the bar codes of the items I needed and thus could save time at the checkout. 54

This is the first time I’ve actually opened the app and in a timesaving five minutes had to download it all over again and re-register as I stood by the entrance muttering foul oaths. I then set off and soon realised that it was easier to keep the app open as it switched off after each item went onto the list. After a few ‘other’ technical issues, dropping it in the cauliflowers and taking a picture of a tub of coleslaw … I was soon ‘bleeping’ away nicely. Bag of carrots, pack of ham, four chocolate eclairs on special offer, I was really getting the hang of it. Then the phone decided to kick me out because it hadn’t been active for a couple of minutes ... I was looking for Dijon mustard… they had moved it. So, I took the phone out of its cover and opened the screen permanently just to save a bit more time. As I walked down one aisle, this sixtyone-year-old had convenience shopping absolutely licked. When I got to the till, I discovered that the phone had read every barcode I had passed in the last twenty feet. I had bought a slap at dog food, six packs of plain flour, a cat litter tray and poop scoop plus two bottles of whiskey, only one was in the trolly. The express checkout till and my shopping took half an hour and two assistants to re programme!
