PRINCIPALS & AGENTS CONFERENCE 2022 WELCOME Selamat datang saya ucapkan kepada seluruh principals, managers, team leaders di acara “Principals & Agents Conference 2022”. Kehadiran Bapak / Ibu di acara ini memberikan semangat tersendiri bagi saya dan seluruh corporate team. Waktu berjalan begitu cepat, dan tidak terasa kita sudah berada di penghujung tahun 2022. Sebentar lagi kita akan kembali merayakan Natal dan tahun baru. Sebelum memulai lembaran baru di tahun 2023 mendatang, saya mengajak Bapak / Ibu semua untuk kembali melihat target-target apa saja yang telah dicapai di tahun ini, mere- fleksikan kembali nilai-nilai perusahaan kita, dan akhirnya memberikan kontribusi serta semangat baru untuk perusahaan dalam menyongsong tahun yang akan datang. Tahun 2022 adalah tahun yang sangat menggembirakan untuk kita semua, bahkan untuk seluruh pelaku bisnis di dunia. Di tahun ini perekonomian dunia semakin membaik, seiring dengan semakin baiknya penanggulangan kasus Covid-19 di berbagai negara, termasuk Indonesia yang mendapat pujian dari Menteri Kesehatan Italia, Roberto Speranza, pada acara G20 di Italia. Selain itu, Menteri koordinator Bidang Perekonomian, Airlangga Hartarto, juga mengungkapkan, “Berdasarkan NIKKEI Covid-19 Recovery Index, performa untuk penanganan Covid-19 di Indone- sia menempati urutan 41 dari 121 negara, bahkan terbaik di antara negara-negara ASEAN”. Hingga saat ini pun, pemerintah kita masih terus memberikan berbagai stimulus untuk sektor prop- erti. Diantaranya yaitu program PPN-DTP (Pajak Pertambahan Nilai Ditanggung Pemerintah) yang telah berjalan dari tahun 2021 dan tetap diper- panjang sampai kuartal 3-2022. Di sisi lain, devel- oper juga terus menawarkan program DP 0%, berupa pelonggaran uang muka yang bertujuan untuk mendorong kredit. Selain itu pemerintah juga aktif memberlakukan program skema pem- biayaan rumah di tahun ini, seperti program Fasili- tas Likuiditas Pembiayaan Perumahan (FLPP), pro- gram Kredit Kepemilikan Rumah Subsidi Selisih Bunga (KPR SSB), dan program Bantuan Pem- biayaan Perumahan Berbasis Tabungan (BP2TB). Berdasarkan dari Badan Pusat Statistik (BPS), perekonomian nasional tumbuh impresif pada kuartal kedua 2022, meskipun tengah berada dalam risiko pelemahan ekonomi global akibat inflasi. Di tahun ini tercatat pertumbuhan ekonomi kuartal kedua tahun ini mencapai 5,44 persen secara tahunan, jauh diatas capaian kuartal sebelumnya, yaitu 5,01 persen. Laju inflasi negara sampai saat ini tercatat masih dalam ambang batas normal di angkat 4,75% dan diprediksikan perekonomian Indonesia akan tetap tumbuh sampai dengan 5% di tahun 2023. Sementara itu, sektor properti terus mengalami pertumbuhan kenaikan. Hal ini ditandai dengan pertumbuhan penjualan positif sebesar 15,23 persen (yoy) pada kuartal dua yang didorong oleh membaiknya seluruh penjualan tipe rumah, terutama rumah tipe besar sebesar 29,86 persen (yoy), rumah tipe kecil dan menengah sebesar 14,44 persen (yoy) dan 12,25 persen (yoy). Momentum ini tentu tidak dapat kita lewatkan begitu saja. Dibutuhkan lebih dari sekedar kemampuan beradaptasi yang cepat, namun juga konsistensi dan persistensi untuk terus mewujudkan pelayanan prima bagi setiap customer kita. Di tahun ini konsistensi serta semangat kerja kita semua kembali menghantarkan kita meraih berbagai penghargaan bergengsi sekaligus. Membangun reputasi yang baik harus dilakukan terus menerus secara konsisten dan membutuhkan waktu yang panjang. Lebih dari 25 tahun berdiri di Indonesia dan 120 tahun di Australasia, sejarah menunjukan pengalaman dan konsistensi perusahaan kita telah berhasil mengantarkan kita sebagai agen properti paling mendominasi di setiap region-nya, sama seperti moto perusahaan kita “To become the most domi- nant agent in every market place we trade”. Why are we in this business? Apakah kehadiran kita membuat dunia menjadi lebih baik? Tanpa kita sadari, kita sebetulnya telah membantu jutaan orang mendapatkan properti impian mereka. Kunci untuk sukses dalam bidang kita adalah kemampuan Anda untuk menjadi komunikator handal dalam setiap pelayanan, serta jiwa yang tulus untuk terus melayani customer kita. Bisnis kita adalah bagaimana cara kita mem- bangun hubungan yang baik dengan klien, bagaimana kita dapat melayani mereka dengan baik, dan pada akhirnya customer kita merasa puas dengan pelayanan kita dan merekomendasikan kita kepada sanak dan saudara. Take care of the relationship and the money will take care of itself. Perhatikanlah hubungan, dan uang akan datang dengan sendirinya. Where’s our growth coming from? Untuk tetap tumbuh dan berkembang semakin baik, dibutuhkan tolak ukur yang menjadi driving force kita untuk terus berkembang dan mencapai target di setiap kesempatan. Customer Satisfaction adalah tolak ukur kita. “Be a yardstick of quality. Some people aren’t used to an environment where excellence is expected”. - Steve Jobs. Steve Jobs selaku pendiri brand Apple mengatakan “Jadilah tolak ukur kualitas. Beberapa orang tidak terbiasa dengan lingkungan dimana diharapkan kualitas kerja yang excellent. Ray White mengerti bahwa customer satisfaction berasal dari customer experience culture. Lebih dari sekedar transaksi, kita membangun bonds dengan pelanggan, menjadikan setiap pros- esnya terasa begitu mudah dan memorable, mem- berikan pelanggan pengalaman dengan service yang baik di setiap kesempatan secara konsisten. Ray White mengerti bahwa pengalaman pelang- gan hanya dapat terwujud apabila seluruh tim terlibat,dan seluruh tim akan dapat terlibat seutuhnya apabila perusahaan memiliki kepemimpinan yang kuat di banyak tingkat. Secara tidak langsung, pengalaman pelanggan kami adalah refleksi dari setiap kualitas kepemimpinan kita. What’s your business reflecting? Kepemimpinan merefleksikan kualitas perusahaan kita. Kebanyakan orang berfikir ketika mereka membuka bisnis, orang datang untuk sekedar bekerja sebagai karyawan. Sementara kenyataannya di real estate, mereka adalah orang-orang independen yang ingin membangun karir mereka sendiri. Salah satu alasan mengapa sampai saat ini mereka bisa bertahan bersama kita adalah karena mereka melihat value yang ada di dalam kita dan perusahaan kita. Semakin kita dapat menanamkan value tersebut, makan kecenderungan seorang karyawan untuk tetap bersama kita akan semakin besar. Setiap dari kita adalah seorang pemimpin, paling tidak pemimpin untuk diri sendiri. “When you become increasingly confident in being a good leader, then you are”. - Brian White. Brian White pernah berkata, “Saat Anda semakin yakin menjadi seorang pemimpin yang baik, maka Anda adalah seorang pemimpin”. Kami mengerti bahwa perubahan adalah sesuatu yang tidak dapat dicegah. Change is Inevitable, Growth is Intentional. Guna terus menyesuaikan dengan zaman, sebagai seorang leader yang baik kita harus bertransfor- masi. Jadilah transformational leaders yang bukan hanya fokus pada perusahaan, namun juga peduli pada kebutuhan mereka yang anda pimpin. Cip- takanlah lingkungan yang sehat dan mendukung tumbuh kembang serta potensi setiap individu yang ada. 25 tahun berkiprah di Indonesia, kita terus meme- gang teguh nilai-nilai kepemimpinan perusahaan, memberikan ruang bagi setiap kepemimpinan di perusahaan kita, dan pada akhirnya menciptakan lingkungan yang dapat memberikan ruang bagi setiap potensi individu yang ada untuk berkembang bersama. Selamat datang saya ucapkan teruntuk Bapak/Ibu Principals, Leaders, Managers, Team Leaders, dan para Loan Advisers dan Marketing Executive yang hadir pada “Principals & Agents Conference 2022”. Tentunya kehadiran Bapak Ibu merupakan momen yang istimewa, dan memberi kesan tersendiri untuk saya. Acara ini dapat berjalan lancar tidak lepas dari dukungan para partner kami, CIMB Niaga, Summarecon Bogor, Sinarmas, BRI, dan BTN. Kami ucapkan terima kasih atas segala support dan dukungannya. May our partnership continue to grow. Berlangsung di akhir tahun 2022, acara ini menjadi refleksi dan pengingat kita semua akan semua pencapaian yang telah diraih selama setahun terakhir. Tahun ini Loan Market telah menginjak usia ke 5 tahun, namun, perjalanan yang kita tempuh rasanya tidak dapat dipatri dengan angka. Tahun ini menjadi tahun yang menantang untuk kita semua. Di awal tahun kita masih menyesuaikan dengan pemulihan pandemi hingga pertumbuhan ekonomi yang sangat signifikan. Dan akhir-akhir ini kita mendengar mengenai prediksi resesi 2023. Dengan kondisi yg di depan mata opportunity pasti selalu ada tetapi perlu agili- ty for adaptation and resilience. Hal ini terbukti dari gross commission kita yang justru meningkat 32% dari periode Agustus - Oktober tahun 2021 ke tahun ini. Secara nasional, rekap ekonomi tahun 2022 menunjukkan tren yang sangat baik, dengan pertumbuhan yang berada di angka kisaran 5,3%, pada Kuartal III-2022 tumbuh sebesar 5,72% secara tahunan (year on year). Angka yang sangat tinggi ini merupakan implikasi rasa optimistis dari Pemerintahan Indonesia melalui upaya-upaya kebijakan yang mendorong pertumbuhan ekonomi, salah satunya adalah dengan penyaluran kredit. Meskipun BI menaikkan suku bunga acuannya (BI 7 Day Reverse Repo Rate) selama tiga bulan berun- tun hingga Oktober lalu, dengan total 125 basis poin menjadi 4,75%, deposit facility menjadi 4% dan lending facility 5,5%. Lantas, bagaimana dampaknya terhadap kita sebagai pelaku bisnis di sektor properti? Pening- katan suku bunga pada saat ini belum diimple- mentasikan dalam bank-bank yang sudah kerja sama. Bahkan mereka pada akhir tahun ini berlom- ba2 memberikan promo dan menggunakan rate sangat kompetitif. Artinya, terdapat windows of opportunities bagi Bapak/Ibu untuk menawarkan peluang ini dengan gencar. Dengan pertumbuhan penjualan properti sebesar 14% di kuartal III 2022, nilai properti akan terus meningkat seiring berjalannya waktu. Hence, now is the right time to buy a property! Perubahan yang saat ini terus terjadi, baik dari eksternal maupun internal ini, membuat saya sadar akan sesuatu. Change is always constant, then a question arises, are you agile enough to adapt to change? Tetapi saya sangat bangga dengan semangat Bapak/Ibu sekalian untuk tetap menorehkan hasil yang terbaik. Semangat Bapak/Ibu menjadi highlight tahun 2022 yang dapat saya petik. Loan Market menjadi seperti sekarang bukan hanya karena pencapaian penghargaan, maupun pencapaian target statistik.
