Welcome to our slice of paradise!

Hi Stephanie, Welcome to Cozy Cabana, our home away from home on beautiful St. Croix. This welcome book is designed to help you get acquainted with the area and your accommodations. We have set up our home in anticipation of the things needed to ensure your stay is enjoyable and relaxing, such as a wellequipped kitchen, comfortable bedding, beach accessories, and other amenities. You’ll find information on nearby attractions, as well as a list of some of our favorite restaurants. We’ve also detailed everything you need to know about our home, from A/C to Wi-Fi. We want you to have a wonderful vacation. We believe that when you are here this is your home for however long you are staying, and that you will be relaxed, comfortable, and happy.

St. Croix has been our favorite place for over 15 years, from our first visit to the island when we stayed in this very building. You could say we’ve come full circle – it just took a little time 😉. We hope you enjoy your time on St. Croix as much as we always have.

Parking Please park head in, at an angle, facing the fence. When exiting, follow the driveway around the buildings to the rear gate. The gate will open automatically as you approach (keep slightly left to trip the sensor).

Security Gate, Entry & Keys The front gate code is included with your confirmation. Please do not share the code with anyone. (You will get your GATE code via the Airbnb Messaging prior to your arrival)

No Additional Guests

Codes & Keys

Only guests listed on the confirmed booking are allowed on the premises at any given time, per Airbnb policy. Violating this policy will void your Airbnb insurance coverage.

If you have been given access to a key for the unit, please DO NOT attach the house keys to your rental car keyring. Please put the KEY back in the LOCK BOX before you check-out.

Inventory Check To help ensure your stay is enjoyable and comfortable, we have provided essential kitchen items, toiletries, linens, coffee & tea, etc. If something is missing, please let us know.

If you are using the TEEHO key pad entry, there will be no key for access, you can just use the code you have been given for entry and the code to lock the door when exiting. Please do not share these codes with anyone. (You will get your DOOR code via the Airbnb Messaging prior to your arrival)

Air Conditioning While the breeze blowing through the open windows and doors is divine, you may at times want to use the air conditioner. The A/C is located above the kitchen cabinets and is operated by remote control, which you will find on the kitchen counter. Please ensure all windows and doors are closed while the AC is running. We find setting the temperature to 72F/22C keeps the place sufficiently cool.

House Guide

We hope you enjoy our newly renovated and thoughtfully furnished home!

Kitchen Stocked with dishes, pots, pans, and cooking and eating utensils, as well as other supplies. There is also a full-size dishwasher. Please note, there is no garbage disposal. Food waste should be put in the waste basket.

Coffee Maker A coffee maker with coffee, tea, and all the accoutrements is on the kitchen counter. Coffee maker instructions are included.

Deck Enjoy your morning coffee or evening stargazing from the deck, which includes two chairs and a small table. Please take care to avoid locking yourself out 😉.

The Perfect Escape.

Linens & Laundry Extra bedding, bathroom towels, and beach towels are kept in the bedroom closet. The home also has a small capacity stacked washer/dryer.

Beach Accessories We’ve included beach chairs, beach bags, a cooler, noodles, and other items for you use at the beach or pool.

Smart TV Access streaming services including Netflix from the Roku-connected smart TV.

Enjoy Your Time Inside & Out. 1. Beach Trips

5. Cheeseburgers

There is a cooler, beach chairs, towels and mats to enjoy a day on any of St Croix’s amazing beaches.

A St. Croix landmark, Cheeseburgers in America’s Paradise is right next door and is super-convenient for when you don’t feel like driving after a day out. Walk on over via the pedestrian gate next to the rear driveway exit (same gate code).

2. Pool Keep cool in one of the largest pools on St. Croix. The fresh-water pool is open daily until 9:00pm. The large pool deck features several lounge chairs, outdoor shower, and three gazebos with tables and chairs.

3. Museums There are plenty of great museums on island. There is an art museum, Caribbean Museum Center for the Arts. Historical museums such as Lawaetz Museum, Fort Frederik, Estate Whim Plantation Museum, all located in Frederiksted. Christiansted historical museum are The Steeple Building, and Fort Christian.

4. Board Games Enjoy a selection of board games, chess/checkers, playing cards, and more, located in the cabinet in the living room.

6. Art Galleries The most popular art galleries in the area are Christa’s Art Gallery, Iona Skye Gallery, Cane Roots Art Gallery, Barbara Art Studio, Top Hat Gallery and Many Hands Gallery.

7. Movie Theatre/Cinema Caribbean Cinemas boasts 6 screens and shows all current movies.

8. Book Shelf The bookshelf in the living room features a small collection of local pamphlets, maps and a magazine on exploring the Virgin Islands.

Nearby Attractions Beaches Some of St. Croix’s best beaches are convenient to Cozy Cabana, including Shoy’s Beach, Tamarind Reef, The Buccaneer Beach, Chenay Bay, and Protestant Cay. Many of these nearby beaches have food & beverage and water sports facilities.

Golf The 18-hole Buccaneer Resort Golf Course is just a couple of minutes’ drive from the condo. The lesschallenging 9-hole Reef Golf Course is about 10 minutes east of Cozy Cabana and includes a frisbee golf course.

Christiansted Just 10 minutes away by car, Christiansted is where you go for attractions including snorkeling tours to Buck Island Reef National Monument, historic Fort Christiansvaern, the waterfront boardwalk, parasailing, restaurants, and shopping. The Seaside Market grocery store is just this side of town.

Restaurants From Lattes to Lobster Tails Singh’s Fast Food

The Bistro

Caribbean/West Indian. On King St. in Christiansted. As local as it gets – known for their roti, as well as vegetarian and vegan dishes. Go here first.

At Gallows Bay, across from the post office. Great cup o’ joe and pastries, plus a wide selection of breakfast and lunch sandwiches and wraps.

Hamilton’s

La Reine Chicken Shack

American. On Company St. in Christiansted. Great ambience, open 7 days a week for dinner. Reservations via email or Instagram

Local chicken joint. Mid-island, just off Centerline Rd. De-lish roast chicken, ribs, ox tail, and johnny cakes. Arrive early, they often sell out.

Seaside Market & Deli Just east of Christiansted on the main road (you’ll drive by it every day). Pick up groceries and get your morning iced caramel latte, or sandwiches or hot bar items for a beach lunch.

Armstrong’s Ice Cream West end, on Queen Mary Highway. Lots of variety including mango, passion fruit, soursop, and gooseberry, Bring cash.

Duggan’s Reef East end at Teagues Bay. “Upscale casual” beachfront restaurant, wellknown for local lobster.

Ziggy’s Island Market East End Rd, about a 5-minute drive. The best Sunday brunch at a gas station you’ll ever have. Great pates and johnny cakes most days but they’re usually gone by noon.

The Mill Boardwalk Bar Brick Oven Pizza Can’t miss it. On the Christiansted waterfront boardwalk. As one reviewer put it, “Really good pizza.” Dine in (outside) or take out.

Too Chez Restaurant & Bar Fresh Uncomplicated & Delicious. On Company St. in Christiansted. Amazing cocktails and bar. Family owned. Open Tues-Sat 5:30-8:30 PM. Reservations via website or Instagram

Electricity Power outages are one of the quirks of island living. While not uncommon, they tend to be brief. Should the power go out during your stay, please be patient, as it will likely kick back on soon. A battery-powered lantern is in the pantry should you need it. If the power goes out, please avoid running any water, as this could result in the cistern needing to be primed once the electricity comes back on.

Before You Leave 1 . Clean any dishes and utensils that were used 2 . Drop trash in the dumpster as you drive out 3 . Turn OFF all lights, ceiling fans, and the air conditioner 4 . Leave any used linens and towels in the hamper 5 . If you are using a key for access, put KEY back in the LOCKBOX outside the property. 6 . If using the TEEHO key pad entry, there will be no key for access, you can just use the exit code to lock the door when leaving. Please ensure the door is locked before you head out.

7. Departure Tips •

The airport is an approximate 40-minute drive from Cozy Cabana.

Rental car return is just beyond the main airport entrance. We find it’s easiest to drop people and luggage at the departure area first, before returning our rental car.

•

Plan on a bit of a wait to get through Customs & Immigration prior to TSA screening.

Checkout time is strictly 11:00AM.

House Rules No Smoking

Quite Hours

Cozy Cabana is a No Smoking property. Smoking is not allowed inside the unit or on the deck or stairway.

Respect neighbors and observe quite hours between 10:00 pm and 8:00 am. During these hours please reduce noise & music volume.

No Parties

Pool

Maximum occupancy, per HOA rules, is two guests. No gathering of more than two people are permitted.

Please observe posted pool rules, including pool hours. Glass containers and bottles are not allowed in the pool or on the pool deck.

No Pets

Garbage

Pets are not allowed in the unit.

If you need to empty the waste basket, you can drop trash bags in the dumpster by the rear gate.

Wash Dishes

Lights & A/C

If you use any dishes during your stay, we would be grateful if you would clean them. This would be of great help.

We would appreciate if you could turn off all lights, ceiling fans, and the air conditioning when going out for the day, and upon check out.

Please report any damages immediately.

The condominium has its own, on-site wastewater facility. DO NOT put anything other than toilet tissue in the toilet.

Cozy Cabana is located within a gated condominium community. The upper-level unit has a deadbolt door lock, as well as an exterior motion-sensor light and camera.

The home is equipped with smoke detectors and there is a fire extinguisher in the kitchen pantry.
