DEAR READERS, This year, the Frank Salt Real Estate Group held its Annual General Conference at the Manoel Theatre in Valletta to celebrate the company’s achievements for the past financial year and to honour its best performing agents and team members. This impressive historic theatre presented a perfect ambience for the occasion which looked even more spectacular when illuminated in the company’s colours. During the AGC, I presented the company’s results and was pleased to announce that whilst 2022 was another challenging year due to strong headwinds caused by spiralling inflation which in turn led to increased interest rates and global turmoil, last year was another successful year for the company as we registered further growth in residential sales and letting. An increase in enquiries from foreign buyers also contributed towards this success. In addition, we experienced an influx of foreigners returning to our islands throughout 2022 which kept our letting team extremely busy. Another key factor which supported such growth was that more and more vendors chose to appoint Frank Salt Real Estate as their sole and exclusive agents. Our sole agency packages offer vendors many additional benefits and thanks to our marketing efforts and extensive network both locally and overseas, we manage to sell most sole agencies within the duration of the mandate and in some case sold properties in less than a week. The company’s positive performance in 2022 is ultimately a result of the hard work and contribution of each and every member of this energetic, professional, 200-strong team, who understand the importance of customer service. We also thanks to the continued trust of our esteemed clientele. 2023 is looking promising and it is encouraging to note that Malta’s economy remains resilient and expected to grow in 2023 and 2024. Thankfully, the local banks, which play an important role in the property market, have very strong liquidity and have taken all the necessary precautions to reduce risk against external pressures, and this augurs well for the future. In fact, results in the first quarter of 2023 have exceeded all expectations. This positive outlook was also confirmed by ratings agency Fitch, who, as a result of the current economic activity, strong banking sector, low unemployment rate, and many other positive key indicators, recently issued a positive report and reaffirmed Malta’s A+ rating, which should encourage further local investment. People have continued to buy, sell, and rent properties despite the higher interest rates, an increase in cost of living and many other pressures, as many understand that property is a long-term investment and all these highs and lows are a natural part of the landscape . The property market in Malta remains more resilient than many can accurately predict, and a home priced at a fair market value will still sell timeously and at full value, if marketed by a reliable professional. During these uncertain times that we live in, people tend to be more cautious when investing their money, especially when spending considerable sums to purchase property and during such times, buyers prefer to seek guidance from professional qualified consultants and thus look for a company they know and a local brand they trust.
