I’m delighted that the Grand Designs Magazine Theatre will once again be hosted by property expert and TV presenter Kunle Barker. Kevin McCloud, Kunle, Grand Designers and other special guests will appear on stage for wide-ranging talks and panel discussions – from a session on custom build featuring MP Richard Bacon and Mark Stevenson from the National Custom & Self Build Association (NaCSBA),
to eco-friendly kitchen renovation with renowned designer Johnny Grey. Original projects to inspire your own self-build or renovation
All in the right place
Eco-friendly measures are incorporated into this new-build family home. Off-form concrete awnings and copper roof overhangs provide sun protection, and the solid concrete wall construction keeps the house cool in summer and warm in winter. Solar photovoltaic (PV) panels on the roof generate electricity and a tank under the terrace collects rainwater for the garden, pool and toilets. The two-storey property in Sydney, Australia, has a rear living area that’s bright due to low-emissivity glazing. Designed by Porebski Architects, it cost £4,520 per sqm. (porebskiarchitects.com)
Joinery project
A family of five asked practice Manea Kella to convert the garage and stable block adjacent to their four-bedroom home to provide somewhere for family to stay. Though its shape and openings echo the original brick structure, a timber-frame extension was added to the rear, and the roof replaced with a Douglas fir-frame design. In the conservation area of Colston Bassett, Nottinghamshire, the singlestorey, 120sqm, two-bedroom annexe cost around £350,000. (maneakella.com)

This 360sqm house in Newquay, Cornwall, was built for a couple who wanted something extraordinary constructed from everyday materials. So lime rendered concrete blockwork supports a timber roof structure clad with standing-seam zinc, and in the impressive 4m-high living space galvanised metal conduits and ductwork are teamed with white steel beams. Masonry on-site construction was a necessity due to limited access to the tricky clifftop location. Coppin Dockray successfully negotiated planning consent for contemporary extensions to this conservation area house built in 1960 and designed by modernist architect Trevor Dannatt. Extending the ground floor of the 299sqm home in Hampstead, north London, increased the size of the main bedroom, while the black metal first-floor extension includes a study and two bedrooms – taking the number of bedrooms to five. In replacing several small 1980s extensions, the practice created a greater sense of unity between the new and the original elements of the house. (coppindockray.co.uk)

A family of four gained a bright and generously proportioned living space, dining area and kitchen through the addition of a 50sqm contemporary L-shaped extension to their three-bedroom detached house in Hampstead, north London. Of masonry construction with a steel frame and red brick façade, the new-build wraps around an outdoor dining space and has floor-to-ceiling sliding doors that pull back to leave an open corner providing seamless access to the terrace. McCloud Our editor-at-large tells us about the summers he spent selling T-shirts and muses on the psychology of heraldry
W
hen I was in my late teens I travelled Europe in the summers thanks to a seasonal job following Formula 1 teams around the circuits. This important work involved selling T-shirts to fans. Formula 1 had a much shorter season than now, not venturing anywhere you had to fly to, so part of the job involved driving, or navigating, a Ford Granada and a large caravan around the motorways of France, Italy and Germany. My boss was Ted and my co-vendor was my friend Alan. We all came from the same village and we all slept in the caravan when on tour – at least we did once we had parked it up at a racetrack, zipped up the awning and emptied the entire caravan of 20 cubic metres of T-shirts so as to make enough space to stretch out. We no doubt made a comical sight as we zigzagged around the autostrades and autobahns: an underpowered executive car from England tugging an illegally overweight trailer that often tried to viciously snake us off the road. Nothing at all was glamorous about our charabanc, it bore not even a whiff of Formula 1 panache. Even the smoke from Ted’s cheroots was unable to curl seductively as if from a John Player Special cigarette. It just hung around inside the car making everything stink. The caravan blew tyres as often as Ted pulled out another cigar, the suspension on both car and caravan faded, it seemed, to a state of non-
existence over our first season. This was not a holiday. It must have looked like a scene from Withnail and I. And yet, once we had berthed our convoy, unloaded the 20 cubic metres of T-shirts and begun to string up our wares in the awning, a magical transformation would always take place. On the wallpaper tables hastily disguised with old dust sheets we would lay out a wealth of more exotic treasures from the cardboard boxes squashed between our bunks. For we also sold pullovers, wallets, umbrellas, jackets and baseball caps, all emblazoned with

the names, colours and coats of arms of the competing F1 teams. To ardent fans of motorsport these were talismanic objects, touched by the power of the names of heroes stitched into the fabric: Emerson Fittipaldi, Mario Andretti, Nelson Piquet. If all this heraldic emblazoning smacks of silly medieval pageantry, then the parallel is deliberate. And one not made by me, but by the fathers of automotive racing. As soon as cars were being built they were being raced in front of crowds and, to
differentiate them on the track, or road, as races tended to take place on the public highway, it was helpful for each team to adopt a colour scheme. The duelling of these noisy, snorting, steaming metal monsters must surely have seemed like a modern-age version of jousting on horseback, where both rider and steed used to be so closeted in their armour that they needed coloured tabards, or coats of arms, to tell them apart. As an aside, at the turn of the 20th century, in the early days of the Gordon Bennett Cup, Count Eliot Zborowski suggested that each national team should race in a single colour. By 1902, when Britain started to compete, America had already raced in red, Germany white and France blue, so our national colours had already been snaffled. But fate intervened when the British driver Selwyn Edge won that year and the prize included the honour of hosting the next year’s race. Racing on roads was banned in Britain and so it took place in Ireland where, it is said, the British cars were painted green by way of thanks to their hosts and in anticipation of a bit of Irish luck. There’s no call for heraldic shields at home, even in the converted Hellifield Peel Castle near Skipton, Yorkshire
Even today, Ferrari, Porsche and co make lavish use of heraldic devices and colours in their branding
florid copperplate script of that firm’s logo stitched across the back like a giant gold tattoo. A simple overlocked badge representing the 1970s heraldic devices of any of the teams always possessed more value than any item of clothing. It was the purest, most distilled essence of a team’s identity, potent with ancient magic, especially if it came with an iron-on backing because we could glue it to a fan’s own item of clothing with our 12-volt caravan heater while they stood shivering half-naked.
Not many manufacturers of toasters or fridges have gleaned the heraldic importance of branding and logos, although I find that Aga still casts a dewy-eyed spell over some people. Perhaps the absence of shields and lions in our homes reflects the psychology of how we use where we live – as opposed to how we wear what we drive. The car is an armoured steed, decked in colours, in which to go to battle; the home is the castle to which the knight returns triumphant.

Meanwhile the Italians were even later to racing, although by the 1920s the engineering excellence of their vehicles, especially the Alfa Romeo cars, brought them wins just as the personalities of their drivers brought the photographers. One was Enzo Ferrari, who soon quit to build his own team. The Italian word is scuderia and it’s represented by the yellow shield, scudo, with a black horse that Enzo chose to represent his marque. Not surprisingly, scuderia was the name given to the forge where shields and armour were historically made, and horses stabled too. Perhaps Enzo’s greatest talent was not winning races, but understanding the magical potency of medieval language, of horsepower, shields, badges and the symbolic power of heraldry. Even today, Ferrari, Porsche, Alfa Romeo, Cadillac, Maserati, Mitsubishi and BMW make lavish use of heraldic devices and colours in their branding and – most importantly – on their cars. And by extension so do we, willingly. When we buy an Alfa Romeo we are joining a tribe so we can wear its badge on our steed with pride – if by contrast, we were ever to denude the car of its badges, names and heraldic shields, that would be like ostracising the steed from the tribe. By default we would also be ostracising ourselves from that tribe. On the contrary, nearly all car enthusiasts don’t just celebrate the badges and the armour, they go out and buy more. dward Short looks back over the past ten years with mixed emotions. His ambitious plan to build a landmark coastal home nearly cost him everything, but he never gave up. ‘I always felt this house was the right design for the site,’ he says. The story starts in 2008 when Edward, 54, who works in the music industry, bought a 1950s clifftop home with his wife Hazel. Perched above two rocky coves, it was a great place to bring up their two daughters, Nicole, 23, and Lauren, 21. ‘We would have such fun at high tide jumping off the rocks, kayaking and fishing for mackerel and bass,’ he says. But the family felt the style of the house didn’t match the dramatic setting, deciding to knock it down and replace it with a modernist mansion designed by architect Alan Phillips. ‘I made regular visits to the 1950s house to understand the direction of the sun and the prevailing wind,’ says Alan. ‘Edward and Hazel gave me a room looking out to sea so I could stick my head out of the window and feel the weather against my skin.’

He drew up plans for a two-storey house with a lighthouse-inspired four-storey tower. Planning approval was granted in 2010. Due to the precarious site, the house is anchored to the slate bedrock by 25 deep steel-and-concrete piles. A geological survey revealed a patch of soft sandstone near the cliff edge, and Alan knew that this would erode over time, so that the house would eventually become partially cantilevered. ‘We turned a potential problem into a virtue,’ he says. ‘It’s rare that the geology of a site and the gradual process of erosion allows a building to change from standing on a clifftop to perching on stilts.’ Edward and Hazel expected to pay for the build through savings and borrowing, but during the economic downturn of 2012 the bank refused to lend them the £1.8 million they needed and Edward’s salary plummeted. ‘I’d been earning good money from CD sales,’ he says. ‘But by 2013 CDs virtually disappeared, along with my income.’ Not to be deterred, he borrowed £500,000 from a hedge fund in May 2014 and built a three-bedroom, detached home called The Eye at the edge of the plot, hoping to borrow against it to fund the house. It enabled him to secure a loan of £2.5 million from private investors – more than planned because building costs and professional fees rocketed. In February 2016 the family moved into a rented house as work got underway. The bedrock proved exceptionally hard and even with specialist mining equipment it took an extra six months to dig the foundations and drive in the piles, mopping up the contingency fund. The budget was further strained by the spiralling cost of a bridge-like driveway linking the house to the road. Plans to plug the gap by selling The Eye failed as its value was drastically reduced by being beside a hazardous building site, so in 2018 the entire project stalled, leaving Edward almost £4 million in debt. ‘A pause in any build is never good, but this was horribly stressful,’ he says. Though he immediately started reorganising his finances, the pressure affected the family and Edward and Hazel separated. ‘It was absolutely horrendous – the hardest and most miserable time of my life,’ he recalls. A broker connected Edward with a specialist loan provider based in Poole, Dorset. ‘They fully understood my situation

In 2018 the project stalled. ‘A pause in any build is never good, but this was horribly stressful,’ says Edward as they had experienced the super-prime market in the affluent Sandbanks area developments and brought with them a superb level of expertise.’ It took two years to agree new terms, both to settle the debt with his previous lender and to raise new funds, but work restarted in April 2020 with the original contractor in charge. Edward paid £200,000 to reinstate the site, replacing or repairing the damaged windows and reviving the steelwork, which had to be scrubbed down, resealed and repainted. Along with The Eye, which cost £1 million to build, the house was put up for sale in summer 2022 for £10 million. In February 2023 it was taken off the market while negotiations took place with a potential buyer, and Edward hopes he can soon repay his investors. ‘I might not get back what I put in, but I can move on,’ he says. Edward and Alan remain on good terms, despite all the difficulties. ‘I believe that when hiring an architect as your expert there’s no point in changing their vision,’ says Edward. ‘Alan is a friend for life.’ Scaling back such an ambitious plan was never an option. ‘Edward refused to change my design, though there was huge pressure to do so, and I will always love him for that,’ says Alan. ‘He believed that the quality of the architecture gave it value and would propel it over the finishing line, and that’s what happened.’ Perhaps most important of all, Edward and Hazel remain good friends and are both in new relationships. ‘My family’s wellbeing is incredibly important to me,’ he says. ‘I know that Hazel, Nicole and Lauren are very proud of the house.’ Will Edward be disappointed not to live in the clifftop mansion? ‘I got my head around that a long time ago,’ he says. ‘My priority is to retrieve the money and give us all some stability. That always motivated me to get the job done.’

aulo Marques and Lize Lombard lived in their home for 15 years before taking on a major renovation and extension project. ‘Paulo and I had done some work to the house over the years,’ says Lize. ‘But we really wanted a complete transformation, including a big open-plan kitchen with dining and seating areas, and a bedroom in the loft space.’ The couple searched online for an architect to help them with the project, drawing up a shortlist of three practices. After meeting with each team and discussing their needs, they chose Ashvin de Vos because they liked his ideas and contemporary style. He drew up plans to convert the loft and replace a conservatory at the back of the house, which was too hot in summer and too cold in winter, with a full-width, single-storey extension. The layout had the dining and seating areas close to the garden with the kitchen towards the centre of the house in a space that had been the dining room. Walls were

also taken down to create the new living space and utility room. ‘Paulo and I were keen to have a similar amount of daylight as we had with the conservatory and a good view of the garden,’ says Lize. Planning permission was granted without objection, and the brick-built design has floor-to-ceiling glazing and an angled roof with triangular glass panes and deep oak beams. The roof design brings in the amount of daylight Paulo and Lize wanted, but prevents glare due to the depth of the beams. And the solar-control glazing helps prevent overheating. ‘The timber fins sculpt the sunlight as it moves through the day,’ Ashvin explains. Polished concrete surfaces, which were cast on site, are a common theme running throughout the extension, used for the floor and steps to the garden

‘We were keen to have a similar amount of daylight as we had with the conservatory’ as well as interior fittings such as the window seat and worksurfaces. As the works affected their entire home, Paulo, 51, who is an IT professional, and Lize, 52, a lawyer, moved out for the duration of the build. For the loft, Ashvin designed three pitched dormers that project from the three roof planes, completed under permitted development. The windows are triple glazed and the walls insulated to 0.2W/m2K, using a combination of mineral wool full-fill cavity insulation and insulated plasterboard. The roofs were insulated to 0.18W/m2K. The architect’s design skills are evident throughout the house. ‘Ashvin’s contemporary plywood and oak staircase replaces a dark solid wood original,’ says Lize. ‘And he’s also responsible for the bespoke kitchen cabinets.’ Supply chain issues during the pandemic had an impact on deliveries and the schedule of works. ‘The delays had a knock-on effect on costs, and the quantity surveyor’s estimate at the start of the project was way out compared to our actual spend,’ says Lize. They went about 25 per cent over budget, partly due to the pandemic and changes in import rules following Brexit, but also due to upgrading certain specifications such as the triple glazing. Despite going over budget and schedule, Paulo and Lize are delighted with their home. ‘The house works and looks exactly as we envisaged it,’ says Lize. ‘Now on to the next job: the garden.’ 60 MAY 2023 /

uilt in the grounds of a demolished 19th-century country house, the updated 1960s bungalow belonging to David and Lorraine Skepper has a sunken garden and a grotto – evocative reminders of a grand bygone age. Having wanted to live in the historical hamlet of Moreton Paddox for a long time, retirees David, 66, and Lorraine, 63, bought the house in January 2018, finding themselves drawn to its secluded setting and half-acre garden. Featuring a mismatched collection of windows from different eras, the bungalow’s condition gave the couple cause for concern. ‘Inside was a warren of rooms with some feeling more like corridors,’ says Lorraine. ‘And the décor was a mix of different styles.’ So shortly after moving in they began planning to remodel and renovate.

Although David and Lorraine’s two adult children have left home, they visit their parents often. ‘I didn’t like the feeling in our old house of walking past empty rooms that used to be filled with the sound of children,’ says Lorraine. ‘We wanted to make sure the bungalow had enough space for when they come to stay.’ The couple’s daughter Linsey Skepper, an interior architect from Muchmore Design, worked with them on the remodelling scheme and oversaw the plans drawn up by an architectural services company, which also liaised with a structural engineer on build elements such as the supporting steels. There were extensive changes made to the house’s layout, including the removal of internal walls between the separate dining room, kitchen, utility room and boiler room to create an open-plan kitchen with

There were extensive changes made to the house’s layout, including the removal of walls seating and dining areas, leading to a more formal dining room and study beyond. By creating generously proportioned spaces, including the vaulted front hall, Linsey and her parents were thinking long-term. ‘Our doorways are extra wide and comfortable for anyone with mobility issues to use,’ says Lorraine. They also came up with ways to take the hard work out of the household chores. ‘We have a built-in vacuum system, so we don’t have to move an appliance around,’ says David. ‘The dust and dirt goes to a wall-mounted cylinder in the plant room, which we empty now and again.’ Building work started in June 2018. The list of tasks included replacing the original roof tiles, some of the timbers and raising the front section. All the ceilings were taken down, insulated with mineral wool and replaced, and the entire bungalow was rewired, replumbed and reinsulated. While preparing to install wet underfloor heating, the contractor found a supporting wall earmarked for the formal dining room had insufficient foundation footings. Its removal and the construction of better footings was a setback. The team also hit a bed of large stones beneath the floor. ‘They had to dig deeper than expected,’ says David. ‘Altogether the schedule was delayed by a couple of months and the extra work added to our costs.’ David and Lorraine spent some time living in short-term rented homes while the most disruptive building work was underway, moving back as soon as was feasible at the end of summer 2019. Contractors carried on around them to complete the built-in bedroom and study furniture and renovate the parquet floors. ‘We have radiators in the bedrooms and the living room

because we didn’t want to take up the parquet found beneath the old carpet,’ says Lorraine. Their heating and hot water is currently supplied by a boiler run on liquid petroleum gas (LPG) that includes a minimum of 40 per cent biofuel. ‘The underfloor heating is compatible with an air-source heat pump, should we fit one in the future,’ says Lorraine. They are also considering having solar photovoltaic (PV) panels installed on the south-facing detached carport roof. David and Lorraine’s home is ready for whatever the future holds for them. Surrounded by a canopy of trees and lots of woodland wildlife, the site’s history adds to the romance of the setting. ‘It’s a lovely place for Linsey and our son Robert to visit and take time out to relax,’ says Lorraine. ‘It’s our sanctuary.’

T
hough Asher and Gina Stoltz’s self-build home has a simple, square footprint it’s an unconventional mix of bright hues, a double-height space and shapely features. The couple had an idea of the concept before hiring architect Gregory Katz. ‘We wanted New York loft-style living with high ceilings and open-plan areas,’ says Gina. ‘And an energy-efficient home that would be easy to maintain.’ Asher, 38, who is the owner and director of a media production company, and Gina, 37, a freelance consultant in adult education, liked Gregory’s work and he was inspired by their ideas. With Asher’s input, Gregory devised the 10x10m footprint over two storeys. ‘Constraints are really useful to a designer as they are something to respond to,’ he says. The couple’s Pinterest boards were full of arched openings, so Gregory ran with the idea of incorporating them. ‘I’d always wanted to make a big brick arch,’ he says. So like a children’s toy, the house is punctuated with geometric shapes, from the semi-circular windows to a pyramid rooflight above the atrium. Asher and Gina, who have two sons, Tokyo, six, and Ziggy, three, hadn’t intended to build a home. They were living in a nearby Johannesburg suburb and liked the diversity of people and the landscape, but had outgrown their house. After months of searching for a suitable property, Asher found the former tennis court plot online, and they came up with the idea of building a home.

Gregory recommended a contractor and he and Asher worked closely with them on the project. Together they overcame challenges such as getting supplies in and out of the very narrow driveway. ‘The builders smashed our neighbour’s wall, but the conversation about fixing the damage led to an amazing friendship,’ says Gina. The house has a concrete raft foundation, cast concrete floor slabs and cavity walls. The inner layer is standard brick and the outer layer is structural narrow-gauge clay pavers. ‘Brick construction is usual in Johannesburg,’ says Gregory. ‘It’s relatively affordable and the local bricklayers are very good. The nibs on the edges of the pavers bring texture to the otherwise clean lines of the house.’ During the build, the family stayed in a rented apartment nearby. ‘We visited most days and got excited or frustrated depending on the progress,’ says Gina. ‘But once the house started to take shape and

The project slowed when the windows were delivered. ‘They are double glazed and have aluminium frames, but constructing the semi-circular shape proved challenging and the contractor messed up,’ says Gina. ‘We had to hire a second company to replace the big one in the living area, which was an additional expense.’ The family’s home is modest in size due to Asher and Gina’s concern for the environment. They have a borehole supplying water for the garden, roof-mounted solar photovoltaic (PV) panels and a solar battery that limits their need for electricity from the grid. ‘These things were our best investments,’ says Gina. Double-glazed windows reduce heat loss in winter and, with the glazed doors and windows open, the house is cool in summer. Two woodburning stoves are all that’s needed to warm the house in winter. Many hours of online research into interior schemes led to the house’s eclectic décor. ‘We love bright colours and wanted a sense of fun,’ says Gina. In the kitchen the bespoke wall cabinets are a bright arc of peachy pink contrasted with conventional dark blue/grey units. ‘The kitchen is where we most like to hang out,’ says Gina. ‘Our other favourite features include the pyramid skylight and the great height of the living area. Excess noise can increase stress levels, disturb sleep, reduce productivity and impede good health. As many of us spend more time working from home, the need for noise-reducing technology is ever more of a priority. So it’s no wonder that a Quiet Mark poll of 2,000 UK adults found that 82 per cent
would like to make their home appliances quieter and 79 per cent said the noise level of a product was a factor when buying it. How to sign-off your project Make snagging and paperwork checks before moving into your newly built home
There are a few essential steps to take once the building, decorating and installation work of your home is pretty much finished. This is because you will need to get a formal completion certificate from your local authority before you can move in. It shows that the main stages of the building works have been finished to a satisfactory standard and that all the conditions of planning permission and
Building Regulations have been successfully met.
Ready for inspection
You should have been given a guide completion date by your contractor – ideally it will have been written into your building contract. Once that date is reached and your home is nearly ready to be moved in to, your contractor should notify you or your surveyor, project manager or home-building package
You will need to get a formal completion certificate from your local authority before you can move in supplier that the property requires an inspection. If everything is in place for handover, the formal application to the local authority can be made for the official completion
certificate to be produced. This is one of the most important official documents you’ll be given during your self-build. Without it, your project is not proven to be built and finished to a satisfactory standard and you won’t officially be allowed to live in it. The certificate doesn’t prove that there aren’t any hidden problems and it isn’t an insurance cover, but if you ever decide to sell your home, MAGAZINE.COM / MAY 2023 105

the buyer will ask to see this documentation. You should also bear in mind that you won’t be able to apply to HMRC to reclaim VAT without one. Inspection will usually involve a visit and a look around the site, plus the testing of equipment to see that it all works properly. If you wish to move into the property before the completion certificate is issued, you can do so, but you’ll need to arrange for a Building Control officer to inspect it with a view to issuing you a temporary occupancy certificate.
Important paperwork
You will also acquire many other certificates over the course of your self-build project – warranties, electrical safety and benchmark certificates for example. And you’ll need to find an accredited domestic energy assessor to undertake an energy performance certificate (EPC). 106 MAY 2023 /

Ask your contractor or individual tradespeople for any manufacturers’ warranty certificates. If a problem does occur in the future, the warranties may enable you to make a claim.
Fault finder
Before you move in there is one final job you need to complete: the snagging inspection. It should take place shortly after the completion certificate has been issued. It will involve you or your project manager, or both of you, walking around the house with the contractor, or individual trades, with both

parties noting any defects. If carried out correctly, it will take quite a while, possibly a day. You may find it useful to ask your architect to attend the inspection, to help with any debatable points. It is an accepted practice in the building industry that you hold back around 2.5 to 5 per cent of the agreed contract price to cover any snagging work – although you should make sure that this is written into your contract at the start of the project. You will need to write a detailed list of everything that needs to be fixed and sorted out before you settle your contractor’s final bill. If you don’t feel that the work on the list meets your standards, you’ll
then have money to employ another contractor to complete it, rather than paying out twice for the same tasks. If you’ve project managed and employed individual trades, you’ll need to negotiate the snagging process with each of them, which can sometimes be tricky as it may not be clear who is responsible for each problem.
Areas to consider
Possible faults to look out for: Paintwork – Check that all the painted surfaces are of a good standard. Newly plastered walls will often require several coats of paint, for instance. If you notice any rough spots, the surface will need to be sanded down and repainted. Heating – Turn on the heating system and check everything is working properly. If any radiators fail to warm up evenly, they may need to be bled. Carry out a similar check

is an important process to get right at the end of a build. Any problems overlooked could turn out to be costly to correct, so it’s vital that as many as possible are picked up at this stage.

Council (nhbc.co.uk) has a useful guide to the industry standards for finishes, which outlines tolerances and guidelines for work such as tiling, brickwork, plastering and flooring. If anything falls outside of these tolerances and guidelines, then you should insist that the works are rectified.
● But even these guidelines
can be open to interpretation, so it’s always best to try and decide the things you will and won’t compromise on. This will help you to focus on what is important in your home. In the case of subjective defects, you may well be able to negotiate with your contractor. It might be helpful to get your architect to be part of the inspection process.

Plumbing – Run the taps to make sure they work and that the water from the hot tap is warming up. Fill the sink and allow water to escape down the overflow. Have all the shelves been fitted properly, are the tiles grouted and the kitchen sink area sealed?

Skirting boards – Check that all the boards have been nailed on properly, filled in and then sanded and painted. Carpets and flooring – Are the floor tiles and carpets level and fixed securely? Bathrooms – Check that the tiles have been grouted, and that the basins and baths are sealed. Make sure plugs and light cords have been fitted and test the extractor fan. Doors – Open and shut all the doors, both internal and external, to make sure they fit snugly. Ensure external locks are working, not just for security, but for insurance purposes.

Drainage – Inspect all the gutters and downpipes and make sure they are securely fixed and leak-free during rainfall, and that all gullies and drains are free from debris. Lighting – Are all the fittings secure and working? Electrics – Use a plug-in night light to check that all the sockets work. Roof coverings – Take a look to see if any tiles or slates are cracked or loose and that all lead flashings are complete and secure. Ask your roofer to take pictures of the finished work for you if you are unable to gain access to view it yourself.

Inspiring homes made with brick The design opportunities when building with brick are wide and varied. The choice of handmade, handmade-looking or the smoother texture of machine-made designs will have a big impact on the finished effect. Meanwhile, different profiles, laying patterns and colours – from black and white to blues, reds and yellows, with the option to use them in any number of combinations – offer a world of possibility.
CONTEMPORARY SELF-BUILD Architects Frederik Slachmuylders and Elke de Neef, who is also a fashion designer, built their 625sqm family house and design studio north of Antwerp, Belgium, selecting a yellowtoned D72 brick from Petersen Tegl (en.petersen-tegl.dk). ‘We’ve always been drawn to yellow-brick buildings,’ says Frederik. ‘And yellow was the predominant brick colour in Belgium in the interwar years, a period we find particularly interesting. The first time we saw D72 was in a project in London, and we were enchanted straight away.’
The couple, who are in their forties and have three young children, designed their six-bedroom home and studio in one unit, along with a smaller annexe, for around £1,513 per sqm. A bold, protruding brick band ties the home/studio and the annexe sections together. Brick is also an interior design feature – in the living room, a brick fireplace and adjacent bench form a focal point, while load-bearing structural pillars add textural appeal beside full-height glazed doors. RESILIENT TOWNHOUSE Architect Ben Krone used a planning rule from the aftermath of Hurricane Sandy, which wreaked devastation on America’s east coast in 2012, to build a detached, two-storey townhouse faced in crisp white brick on an empty lot in Red Hook, Brooklyn, New York City. Home to an artist, the five-bedroom, 232sqm house is constructed on a sturdy steel frame, and the bricks, sourced

from a local brickyard, are full depth to meet fire regulations. ‘I like using brick because it takes the scale down,’ says Ben. ‘With something that might be on a large scale, like a façade, the use of brick brings the grid down to the scale of someone’s hand, something you can touch.’ The white brick is pointed in an anthracite mortar and contrasted with black elements such as the window frames. The house was built at a cost of around £834,700. (gradientarch.com)

RECLAIMED CONSTRUCTION
Newly married couple Dan and Celia, who are both sustainability professionals, asked architect Harry Keene and the team at Marsh Keene to create an extra bedroom, bathroom and a light-filled kitchen/living space in their one-bedroom ground-floor apartment in Camberwell, south London. Brick is the forefront of the £138,000 reconfiguration and extension. ‘The design, which took the internal space from 53sqm to 76sqm, consists of two brick elements, a solid rear extension and a garden wall, with a lightweight roof spanning the gap between the two,’ Harry explains. The garden wall runs through the living space to the rear garden, creating a connection between the two areas. Dan, Celia and Harry took time choosing the right brick for the project, eventually settling on a reclaimed London stock brick found on a visit to a reclamation yard. ‘A pale mortar lightens the appearance of the brick,’ Harry adds. ‘It gives the extension a pared-back look, which identifies it as a new addition while complementing the Victorian house.’ (marshkeene.com)

MIXED-USE BUILD
This three-storey brick extension replaced a property that had fallen into disrepair and was demolished. It almost doubled the size of the traditional red-brick house adjacent to it in Hampstead, north London. At a cost of £1.1 million, the new-build provided 300sqm of space, including an acupuncture studio. It was built for a couple, both in their forties, with five young sons. The house also has three bedrooms, three bathrooms, a sauna, home cinema, exercise space and an open-plan ground floor. The lower-ground floor studio can be sectioned off from the rest of the house into a self-contained flat, and has its own entrance, kitchen and bathroom so family members can stay for extended periods of time. Floren’s Polaris brick (floren.be) was chosen. ‘It has a predominantly grey face and has been engobed with red – a paint-like effect that bleeds through the grey and perfectly blends across the three storeys,’ says architect Tristan Wigfall at Alma-Nac. TIMELESS VILLA Having a
low-maintenance exterior was the top priority for one couple, both public sector workers in their fifties, who have four grown-up children. They wanted a family-sized home in the garden city of La Eliana on the outskirts of Valencia, Spain. Their new 198sqm, three-bedroom house, with a living room, dining room, kitchen, laundry, office, two bathrooms and an outdoor kitchen and terrace, is built on the site of an old tennis court that once belonged to a neighbouring house. ‘The couple asked for a practical home that they would not have to paint over the years,’ says architect Esther Sanchis, who co-designed the house with her practice partner Álvaro Olivares (sanchisolivares.com). A creamy white brick, Blanco M-8 by Cerámicas Mora (ceramicasmora.com/en), helps lift the shadows cast by a big tree. The flat opaque façade with square windows reflects the style of its neighbours, and conceals an overhanging pergola built from pine slats. This shaded outdoor space and other passive measures, including careful solar orientation and cross ventilation, help to keep the house cool. It cost around £266,210 to build.

URBAN INFILL PROJECT A downsizing couple in
Peckham, south London, built a new 88sqm house in brick and concrete in the narrow yard between the side of their home and a local substation. Rick and Hannah O’Shea, who are both retired and in their sixties, have lived in the area for 20 years and didn’t want to move. With one bedroom, a living room, kitchen/diner, study/guest bedroom, bathroom and utility room, Corner Fold House is a neat bookend to the terrace.
‘Using brick was fundamental to the design,’ says Camilla Parsons, director at architecture firm Whittaker Parsons. ‘It ties into the Victorian street of predominantly red brick houses. Contrary to its name, the Kiln White Antique Brick from Northcot Brick (northcotbrick.co.uk) has a pale but varied finish. And its character alters throughout the day.’ This brick is maintenance free and versatile, so interesting details such as angled corners and a screen which filters light onto the staircase are incorporated. OPEN-PLAN HOME Martín Real, who is 29 and
a partner at Ecuador-based architecture practice Taller General, built his brick house on a hillside in Quito, Ecuador. The three-storey, 60sqm Bread Oven House has a vaulted roof reminiscent of the brick ovens from which it takes its name. The handmade bricks he chose are called jaboncillos. ‘The word translates as “little soap bars”,’ says Martín. ‘They’re smaller than conventional bricks, allowing us to generate the correct framework for the wide load-bearing walls.’ As Quito is in a seismic zone, it was necessary to create an earthquakeresistant construction system by combining the brickwork with a vaulted roof and reinforced concrete folder. LOW-COST ADDITION
An exposed wall of reclaimed red London stock brick runs along one side of a kitchen extension built for a family with two school-age children in Stoke Newington, north London. The homeowners, Dan, who works in film and TV research, and Marion, a teacher, both in their late forties, had a budget of £110,000. The extension adds 11sqm of space to the ground floor. There is also a living room at this level, plus three bedrooms and a bathroom upstairs, and a converted attic bedroom. ‘Brick brings warmth and character into an interior,’ says architect Dickon Hayward at Material Works. ‘It also allowed the new-build to connect with the fabric of the Victorian house.’ A rooflight and sliding glazed doors leading to the garden bring plenty of light into the space. ‘We asked for something modern and more creative than a standard side-return extension,’ says Dan. ‘The design is fantastic, particularly the details. We love the raised window with a seat, oak beams, polished concrete floors and the exposed brick.’ (material-works.com)

RETROFIT TRANSFORMATION
A deep retrofit of a family house in Brockley, south-east London, wrapped a 1950s property in a new insulated brick skin to improve the energy efficiency. It also added a new second storey with three bedrooms – one with an en suite – and a new bathroom constructed in timber then insulated and clad with bricks. To the back and side of the house, an extension increased the size of the kitchen with dining and seating areas. It’s clad in stained white timber to complement the grey brick. The three-storey, 233sqm, six-bedroom house belongs to a couple in their forties who work in the creative industries and have four children. Completed for £490,000, the project is in a conservation area, so architect Tristan Wigfall at Alma-Nac had to liaise with the local planning and heritage officers. KITCHEN EXTENSION After living in their three-bedroom interwar home in Isleworth, west London, for several years, a family of four sought help turning their downstairs rooms into a better living space. The project was completed by architects James Alder and Thom Brisco of Alder Brisco, now practising separately as James Alder Architects (jamesalderarchitects.com) and Brisco Loran (briscoloran.com). They reworked the back of the house to create a spacious kitchen/diner and outdoor terrace, adding 47sqm.
‘The house is built in standard Fletton bricks from London Bricks (londonbricks-uk.co.uk), with lintels within the masonry and render on the upper levels,’ says James. ‘We were working to a fairly tight budget, so we chose off-the-shelf materials and the same kind of bricks for the internal and external walls, plus concrete lintels and copings.’ A series of brick steps solved the 1.3m drop between the extension and the garden, and incorporate planters and a small terrace off the new dining area. A wraparound extension combines both a rear and a side-return extension, creating an L-shaped space. It provides a generously proportioned interior and a good connection with the garden, over one or two storeys. ‘Compared to a side extension, this type of project can add equity value that outweighs

the cost of the more complex structural works,’ explains John Proctor, director of Proctor & Shaw (proctorandshaw.com). ‘As the rear wall is reconfigured and repositioned, a wraparound also offers the opportunity to address how the house connects to the outside space.’

The prep work
It is highly likely that this type of extension will require planning permission. ‘Get in touch with your local authority and discuss what you’re thinking of doing,’ says David Tigg, director of Tigg + Coll Architects (tiggcollarchitects.com). ‘It can guide you on the local and national regulations so you can understand what may be involved for planning purposes. For example, if you are in a conservation area, the local authority may wish to understand in more detail how the extension will look, which materials will be used and how big you want it to be. A professional planning consultant or architect will help you navigate what can be quite a complex system.’ Planners will want evidence that neighbours won’t be adversely affected by the new-build, especially when it comes to light and privacy. Consequently, two-storey wraparounds are unlikely to be granted permission on terraced homes, and even singlestorey designs may have size and height restrictions. If building work affects the walls between you and your neighbours, you’ll need to arrange a party wall agreement with those impacted – before the work goes ahead. Make it sustainable
Building an extension presents the opportunity to improve an entire home’s thermal performance through eco-aware design and construction, and there are ways to reduce the project’s greenhouse gas emissions. ‘An open-plan layout and full-width glazing requires hidden and expensive structural work,’ says George Bradley. ‘By not going open plan, having visible columns and avoiding full-width glazing, you can save money, limit greenhouse gas emissions and still get a better living space.’ Construction methods such as timber frame and structural insulated panels (SIPs) generally offer more eco-friendly and faster build times than traditional masonry or concrete. Reusing materials and fixtures from demolished structures will reduce the carbon cost of the project, as will sourcing sustainable new materials, energy-efficient appliances and so on. ‘If you are overhauling your home’s heating system as part of the build, consider installing an air-source heat pump or fitting solar photovoltaic (PV) panels,’ says David Tigg.

About the practicalities
How will supplies reach the site and where will deliveries be stored? These are important practical issues to address with whoever is running the project. Materials will come through a terraced house or be craned over, and a semi-detached home may lose side access as the build progresses, which must be factored into the deliveries schedule. Moving out is usually the best option due to the level of disruption to everyday living. ‘Expect the build to take from nine to twelve months,’ says architect Emily Johnson from AR Design Studio (ardesignstudio.co.uk). LEFT AND BELOW An old conservatory and extensions were demolished and replaced by this addition to a five-bedroom, Grade II listed detached house built in 1740 in Wickham, Hampshire. AR Design Studio designed the 43sqm, single-storey extension, which includes an open-plan kitchen and dining area, plus a utility room and pantry. It resolved an awkward relationship between the drive, house and garden with an extended brick wall separating the garden from the drive. Built for a family of four, the project took five months and cost £225,000, which included refurbishing the house inside and out, plus work to the basement. (ardesignstudio.co.uk)

What’s the cost?
The total cost of works will mostly be determined by the size and complexity of the scheme, but where you live is also a factor – London and the south-east of England are the most expensive regions, with the total cost likely to be between £2,300 and £3,000 per sqm. Outside of these areas, you can expect to pay from £2,000 per sqm. ‘To check affordability, you could take advice from a local contractor who has completed similar projects or engage a quantity surveyor to estimate the cost,’ says David Tigg. ‘Include professional fees such as an architect or structural engineer, and always have a contingency fund.’ Other costs to be considered include fees for the planning application, Building Control, surveys, and party wall agreements. Plus, all the fixtures and fittings. ABOVE AND RIGHT Proctor & Shaw oversaw a 27.5sqm addition to a four-bedroom, semi-detached house in Lambeth, south London, belonging to a family of four. It includes a new kitchen, living and dining space, plus a study nook. Statutory consents from the local authority were achieved with a combination of a householder planning application for the side extension part and permitted development rights (PDR) application for the rear extension. Both elements were then built together, forming a wraparound extension. The project took around six months. White oiled timber is teamed with buff brick for the main wall and roof elements. When Robert Hunt started his search for a new home, he was looking something out of the ordinary. So when he found a disused water tower for sale in the Heddon Valley, north Devon, he decided to convert it into a four-bedroom house. ‘Ideas were popping into my head as soon as I saw it,’ he says. He started looking for a standout kitchen that would complement his unusual home and decided on Infinity Plus cabinets in Ultra Nero Satin from Wren Kitchens. ‘I wanted
When Robert found a disused water tower for sale in north Devon, he decided to convert it everything to be in matt black, which is very rare,’ he says. ‘Wren was the only company I found that could supply what I needed, plus the kitchen’s practical anti-fingerprint surfaces keep everything looking sleek.’ One of the company’s top designers was assigned to work on the project. Darren Watts, Wren’s kitchen design director, took Robert’s sketches and helped him create a symmetrical layout that complements the tower’s circular shape.
Robert and Darren were even able to collaborate during lockdown, keeping in regular touch via video call. ‘Despite the fact that I was living on site in a portable home, it was easy to connect,’ says Robert. As Robert loves hosting dinner parties, Darren created a design with this in mind. All the appliances are top-of-therange AEG models, and they include two built-in ovens on either side of another compact one, which provides extra cooking space. The island has a double induction hob, beneath which is a warming drawer, while the integrated fridge-freezer contains enough storage space to cater for a crowd and the fully integrated dishwasher helps with the clean-up. Because the hob faces towards the dining area, Robert can join in the conversation with his guests even when he’s cooking. The result is a striking kitchen that’s ideally suited to this incredible home. ‘I like to be different,’ says Robert. ‘I am living in a water tower after all. But the main drive was filling a vast space. have sufficient room to include your chosen tub. Allow 100mm of space around it for fittings and cleaning access. Check the route from the front door to the bathroom to make sure it will fit – I’ve known people have to take windows out and hire a crane to get a tub in.
● If space is an issue there are
smaller designs available from 1,200mm to 1,500mm long.
● It’s important to check the
weight of a design before buying, especially if it’s metal, cast iron or concrete. Consider how heavy it will be when full of water, and if you’re not sure whether your floor will support the bath, consult a structural engineer.
● Include the price of plumbing
work when establishing what you can afford – rerouting pipes adds to the total cost.
● If you’re keen to reduce how
much water you use, choose a bath without a pre-drilled overflow and have it fitted lower down, which forces you to bathe in less water. Or look out for models that hold around 130-140 litres, rather than the standard 180-litre minimum.
● Where possible, always visit
a showroom and sit in a bath to establish whether it’s comfortable.
Hide the plumbing

Whose home is this? It belongs to a publisher, an artist and their three children aged 23, 18 and 16. They’ve lived in the four-storey Victorian terraced house in east London for 15 years. — What was it like? The house was divided into two self-contained homes. The family lived on the three upper storeys while the lower-ground floor flat was rented out. A flight of steps on the outside led from the top flat into the garden. — What was your brief? My practice was asked to design a garden building as overflow living space and an escape for the children. But we suggested remodelling the house to reunite its two parts and incorporate the lower ground floor into the family’s living space. We proposed removing the outdoor staircase and reinstating one inside as part of a lower-ground floor extension. And they agreed.
— What’s so special about the staircase? We call it an inhabited staircase. It has two types of step – standard ones on the righthand side and oversized versions on the left that look rather like sports stadium bleachers or bench seats. They are big enough to sit on, creating somewhere to relax, socialise and read books from the shelves. Daylight fills the void above the staircase through a high-level picture window. the steps is a small utility room with washbasin. The stairs will soon have a balustrade for safety and to comply with Building Regulations. — What’s it made from? We chose pale oak for the bookshelves, staircase and surrounding joinery as well as for the utility room door that fits flush with the woodwork. The oak goes equally well with the contemporary style of the extension and the Victorian features in the rest of the house. Its colour contrasts with the monochrome kitchen, which has large-format white terrazzo tiles on the floor and black cupboards made from charred and oiled timber. The finish is weatherproof, enabling the joinery to continue through the kitchen and out into the garden, creating a store for garden furniture. — How has it turned out? The family loves the playful versatility of the staircase. It’s a fun party space and a great spot to sit when the kitchen is busy. Paolo Cossu Architects, paolocossu.com
