3mc solution The solution required a specialist refurbishment product which consisted of a light refurbishment bridge with the surety of exiting onto a term 5 year fixed BTL product once the works have been carried out. The benefit of the refurbishment product with Precise Mortgages is that once the works have been carried out while the bridging finance is in place, the next step is for a re-inspection to be carried out by the valuer, who will confirm the new open market value taking into account the works that have been carried out. We then have the opportunity to capital raise on the property based on the new open market value, the client chose to raise up to 75% of

the new market value which will pull funds out to cover the costs of the works and the bridging costs.

Result Customer Profile The client was a large portfolio Landlord who wished to purchase a new BTL property under a ltd company structure.

Scenario The client wanted to purchase a new BTL Property under a ltd company structure with a purchase price of £252,000, The valuer went out to the property and deemed that the property was not lettable day 1. 3mc challenged the valuer, but could not get this overturned.

The end product is a fully refurbished property with the client being able to re-coup most of the costs of the refurbishment within 6 months of the original purchase date. Precise Mortgages was the chosen lender on their Refurbishment Buy to Let product with a purchase price of £252,000. Open market value once works carried out £275,000 - £300,000 with the opportunity to remortgage at 75% of the confirmed value.

Packaged Or Introducer Service Mortgage packagers exist to provide solutions for advisers on cases they deal with on an infrequent basis, and so can give you the tools you need to make the most of every lead.

So why are so many advisers choosing to work with our packaged service? For packagers, specialist lending is our mainstream. We deal with specialist lenders on a volume basis and this means that we are full-time experts. In addition to expertise, packagers can provide you with access to lenders and criteria that are not available direct to advisers. A lot of new lenders entering the market at the moment are only available through packagers and many established lenders choose to distribute some of their most in-demand deals through packagers as this provides them greater control over the volume they lend on these popular products.

So why are so many advisers choosing to work with our introducer service? Should you wish to focus on other business areas then our extended introducer service will enable you to refer clients to 3mc safe in the knowledge that 3mc will provide a fully advised and recommendation process to your client and that you will receive a percentage of the gross revenue received at completion. There is a no cross-sell agreement in place for any other products apart from the mortgage. If the client re approaches 3mc for further mortgages or at the end of the product period, the client remains that of the introducer and the introducer receives the same commercial terms for repeat business.

Consumer Duty As a packager we believe strongly in helping Brokers as much as we possibly can. As such, we have the mind set to implement the same rules and regulations.

All products and services that are sold or renewed from the 31st of July 2023 fall under the Consumer Duty, of which there are three key elements as follows:

Since September 2022 we have been actively working through the Consumer Duty requirements so not only are we abiding by the new principle but also to assure Brokers that by using us as their packager they are also meeting certain outcomes proposed under the Duty. But we haven’t stopped there, we have produced evidence to support our work which Brokers can also use as part of evidencing and embedding the Consumer Duty into its daily practice.

Consumer Principle

This is a new Principle, (Principle 12) which states that ‘A firm must act to deliver good outcomes for retail clients’. This Principle sets the tone and reflects the standard of behaviour the Regulator want from firms.

Cross-cutting Rules

The cross-cutting rules articulate the three key behaviours that the Regulator expect firms to deliver across all areas of the firm’s conduct:

Avoid causing foreseeable harm to customers Enable and support customers; Act in good faith.

Four Outcomes The four outcomes provide the rules and guidance setting more detailed expectations for firm’s conduct covering:

Consumer Understanding This outcome requires that communications are easy to understand, provide a balanced picture of the product, including the benefits, cost and risks. This includes providing the customer with everything they need in a timely way so that they can make an informed decision whether to proceed.

Products and Services The products and services a firm offers should meet the needs, characteristics, and objectives of the customers that they are targeted at.

Price and Value Products and services should be a fair price. But it’s not all about price, firms are also required to assess the value of the policy and the benefits it provides.

Consumer Support Consumers should receive support throughout the life of a product or service provided. This includes making it just as easy for a customer to get in touch to cancel or change a policy as it is to purchase, through the same channel. Read more
