DAVID FLEMING BROKER, BOSLEY - TORONTO REALTY GROUP INC.

MEET THE TEAM. D

avid Fleming is the Broker of Record of Bosley – Toronto Realty Group but also the name behind one of Toronto’s most infamous real estate website, Toronto Realty Blog. What started as a passion project and attempt to “be different” back in 2006, ended up changing organized real estate forever, helping to usher a new generation of real estate insights, technologies, and agents into an industry that so badly needed a refresh! Writing three to four blog posts per week, every week, for sixteen years, David has met his objective to empower and educate the consumer while providing a forum for Torontonians to talk all things real estate, any time the mood strikes. David is proud to have been Bosley Real Estate’s number-one agent for the last seven years but even

prouder to have seen Richard and Christopher included in Bosley’s prestigious “Top Ten” and see both Matthew and Tara win the “Rookie of the Year” in their respective first years in the industry. Now an industry veteran approaching two decades in the business, David has built the Toronto Realty Group to allow him to work with his existing clients, as well as new clients, without sacrificing the level of service. At the same time, David has been able to work with Richard, Christopher, Matthew, and Tara, and their clients, to the benefit of the entire team. Born and raised in Toronto, David attended both elementary and high school not too far from Bosley Real Estate’s corporate head office in Leaside, and currently calls nearby Bennington Heights “home.”

RICHARD MCNUTT REALTOR, BOSLEY - TORONTO REALTY GROUP INC.

MATTHEW MORRISON REALTOR, BOSLEY - TORONTO REALTY GROUP INC.

R

ichard’s three decades in the Toronto real estate industry have resulted in him holding one of the best reputations among his 70,000 colleagues in the business. A consummate professional, Richard garners a level of respect that is saved for very few in the industry, and his name and face have been known to open doors and start conversations where others would not succeed.

Richard is known for his sharp, quick, and often blunt assessment of all things real estate, but is also among the kindest and most helpful real estate agents you’ll find. It’s a delicate balance that few, if any, can pull off, but it’s what has kept clients coming back for thirty years. Originally from Nova Scotia, Richard arrived in Toronto to find success in modelling and equestrian, and still rides horses to this day. He also breeds love birds – that’s no joke, and no pun. Ask him about it, and he’ll happily show you pictures!

M

atthew cut his teeth in the Toronto business scene by spending four years working in wealth management at the Bank of Montreal, honing his customer service skills along the way. After deciding that his energetic, excitable nature would be a better fit in a fast-paced, dynamic market with a more unique product, Matthew came to realize that real estate was a perfect fit. Matthew joined the Toronto Realty Group and found immediate success, becoming an asset to the existing agents, their business, and their clientele, while also finding that new clients, whether friends or colleagues from his past, or complete strangers at an open house,

were drawn to his lively personality and passion for real estate. No stranger to hard-work, Matthew would describe himself as the real estate equivalent to a “third-line winger in hockey,” happy to dig pucks out of the corner, block a shot with his body, or win a much-needed faceoff. Matthew can always be found going the proverbial extra mile, whether it’s for his client, or another TRG team member’s. Matthew Morrison’s favourite trivia question is likely to be: “Who was my baseball coach when I was an impressionable 15-year-old?” The answer: none other than David Fleming.

Tara might not look like the kind of person who can fluently speak five languages, but ask her to discuss your real estate needs in German, French, Spanish, or Farsi, and she will happily oblige! Gaining valuable marketing experience working for Liebherr for four years, Tara’s corporate journey took her all across the world, through different business cultures,

FIRST IMPRESSIONS.

WHY BOTHER?

The first impression of your home has a great impact on both potential buyers and agents. If your home is difficult to show (for example, outdoor lights are turned off or driveways are unshovelled), agents may leave it off the list of potential properties they show to buyers. Help the Buyer see the potential of your home: leave on the appropriate lights, consider some flowers, and maybe even put on some tunes!

It is natural to wonder why you should invest more time, money and effort in a property you are selling. However, bear in mind that you are preserving your investment and increasing the chances of a quicker sale at a more attractive price. If your property is clean, decluttered, bright and attractive, it is more likely to impress a potential buyer. Buyers tends to overemphasize flaws and overestimate the cost of repairs. Your efforts to prepare your home for sale can anticipate those objections and remove those potentially costly barriers.

SIX KEY STEPS. 1. Discuss current market conditions, trends, and prevailing listing tactics and strategies.

5. Explain professional fee and associated services and responsibilities.

2. Determine fair market value for the property via up-to-date Comparative Market Analysis (CMA).

6. Develop a step-by-step plan from today until the property is listed. Establish a timeline for the plan of action.

3. Analyze potential competing properties on the market, along with corresponding listing strategies. 4. Identify listing “strategy” with regards to timing, marketing, list price and offer process.

FIVE KEY STEPS. 1. Cleaning - special attention should be paid to bathrooms and kitchens. A commercial cleaning service should be considered, if necessary. 2. Renovation - eliminate buyers’ objections before they arise by repairing obvious or noticeable trouble-spots; Potential renovations, including painting, repairs, maintenance, updates (ie. new kitchen appliances, etc). 3. Inspection - Conduct a pre-home inspection with Carson Dunlop.

4. Staging - a decluttered, tidy property has significantly more appeal to prospective buyers; Staging consultation with Toronto Staging & Design Inc. 5. Decorating - a professional interior designer can enhance the appeal of a property. Short term solutions such as painting, furniture and art rental can have a dramatic effect on the price.
