MULTI-FAMILY FORECAST

The Ballston neighborhood has been attractive for development and investment over the past 15 years. The redevelopment of Ballston Quarter and Ballston Exchange has activated the downtown heart of the neighborhood. At the same time, Metro runs through the submarket and connects Ballston to larger metro areas. With the expansion of inventory and COVID-19, the market saw volatile vacancies. While rent growth was negative 8% in 2020, rents were up 10.7% compared to this time last year. The connectivity to jobs in Tysons and

residents and prime location, supply-driven vacancies should be balanced out over the next two years.

”The Ballston-Virginia Square Civic Association (BVSCA) is the largest civic association in Arlington County, Virginia. It enjoys the participation of many residents and students from a nice selection of neighborhoods of single-family homes, townhomes and condominiums. The BVSCA members volunteer in local initiatives to maintain the quality of our schools, parks, and other projects that ensure the proper maintenance of our outstanding living environment. In addition to the high walkability scores throughout our civic association, we are avid users of the two Metro stations and many bus routes. All residents enjoy access to many grocery and personal care shops, in addition to the retail shopping, restaurants and cinema located in the ever-growing Ballston Quarter. We participate in the well-organized community events. The Arlington Central Library is used by everyone and the many parks, such as Quincy, Mosaic and Oakland Park, are wonderful for children, tennis, soccer and evening baseball. The Ballston area is also a very attractive urban option for families and individuals who prefer apartment or condo living because they travel a lot or are not interested in maintaining their own property.” A LLYSON UG A R TE BALL STO N/V IR G I N IA SQ UAR E C I VI C ASSO C I ATIO N
