The Ballston neighborhood has been attractive for development and investment over the past 15 years. The redevelopment of Ballston Quarter and Ballston Exchange has activated the downtown heart of the neighborhood. At the same time, Metro runs through the submarket and connects Ballston to larger metro areas. With the expansion of inventory and COVID-19, the market saw volatile vacancies. While rent growth was negative 8% in 2020, rents were up 10.7% compared to this time last year. The connectivity to jobs in Tysons and
residents and prime location, supply-driven vacancies should be balanced out over the next two years.
