CACTUS MOUNTAIN PROPERTIES I started Cactus Mountain Properties in January 2011 to bring together a group of like-minded agents with the same values. I wanted a group of agents who put the client first by going above and beyond to meet the needs of the clients. I believe a broker only has three purposes: 1. Be there for the agents so I work when they work which is 7 days a week. 2. Keep the agent out of trouble. I do this by requiring more documentation than other brokers. 3. Put the commission in the agent’s hands as quickly as possible. I do that by having each agent receive a direct cut from title. This company started with me and has grown over the years to 70 exceptional agents throughout the valley. When I moved to Province in 2006, I met Kent Richards. We joined forces and worked together until he retired in 2021 and moved to Oklahoma to be closer to family. Kent introduced me to another Province resident, Jack Jackson, an extraordinary photographer. You will see his photos of the community and of homes throughout this magazine. He is the only photographer I use. As you drive around Province, you will notice we go the extra miles on our listings by putting floor plans on the back of the flyers. When I was searching for a home, I wish the floor plans had been on the back of the flyers. It not only gives you a visual, but it also allows you to place your furniture in the home and to see photos of each room when you go on line to www.floorplansfirt.com. You need help with moving and/or packing, we have the resources for you. Carol Martin, DiAnna Bohart and Don Bohart became part of the company in 2016 with Kim Gillespie joining us in 2018. I am Debbie Johnson, Designated Broker and Owner of Cactus Mountain Properties, LLC.

In January 2000, my husband and I left Roanoke, VA and headed west on a road trip. We ended up in Scottsdale for the month of March for Spring Training, bought a place before we left and told the children “Guess what Mom and Dad did on vacation?” I was born and raised in VA and thought I would never leave but I felt more at home in Arizona than I did growing up in VA. In 2006 we move to Province when Province Pkwy was not even complete and there were very few stoplights in Maricopa. In 2006,

the bridge over Honeycutt was just a dream. To this day when I cross the bridge on Smith Enke and see Province, I take a deep calming breath and know I am home. I created Cactus Mountain Properties to bring together a talented group of Realtors who share the same commitment and passion to the industry that I do. While others dream of success, we wake up every day and work hard at being successful. My daughter and her husband live in Covington, Louisiana where she recently opened a physical therapy clinic specializing in cancer patients. They have graced me with 2 granddogs. I love visiting both and feel blessed to have a job that I love and my family.

Thirty one years ago I met my husband and knew this was our destiny.  I’m DiAnna Bohart.  I grew up in Las Vegas and attended the same high school as my  husband.  But, we didn’t meet until years later when we worked for the same credit card company. After marrying, we chose to raise our children in a small town in Washington State.  That move led us to having 2 beautiful granddaughters. After living in Washington for 21 years, we realized that we were desert rats at heart. So we moved to Maricopa, AZ.  Prior to moving to AZ, I was a Real Estate Broker in WA. I started an interior design company in 2002 and it evolved into a Home Staging company. This fueled my passion to become a Realtor.  Once in AZ, we wanted to find a passion that we could pursue together (thus forming the Bohart Group with Cactus Mountain Properties). It is our goal to

help others find their perfect home, as well as to list their current home to be able to move on to their next calling/adventure.

I’m Don Bohart. I was raised in Las Vegas where I met my wife of 31 years. We moved to Washington state to raise our children and I returned to college to obtain my degree in accounting. I then began a finance career in the golf industry and then transitioned to work for the State of Washington.  After 21 years in Washington, we chose to return to the desert where I could finish out my career with the State of Arizona, enjoy golf in any season, and work alongside my wife in real estate. We enjoy taking clients out to look for their dream home and helping them through the process of ownership in their next adventure.

I fell in love with “The Valley of the Sun” when I came to live in Arizona in 1993. I had the privilege to live in several wonderful communities in the Phoenix area. In 2015, I move to Maricopa to follow my daughter and grandchildren who moved here. I fell in love with the lifestyle that Province offers. This is where I launched my real estate career. As a trusted real estate advisor for my clients, I understand that selling and/or buying a home is complex and deeply personal, especially when representing senior clients like me in real estate transactions. I understand the market, the players and all the variables involved in a real estate transaction. I take great pride in the fact that my success stems in large part from positive referrals from my existing clients – 80% of my business comes from client referrals. I work tirelessly to meet my client’s needs and to be a calming, knowledgeable guide through out the sometimes chaotic buying or selling process that seniors face in finding the right home, in the right community, at the right time. “No single transaction is ever as important as a relationship”. My passion for real estate specializing in the senior living market is apparent through proven sales, excellent communication skills and a warm and friendly approach. Born and raised in Arizona, I’ve seen many changes, and visited many places around the country, and yet, I have never wanted to live anywhere else. Arizona is such a diverse state with so many things to do and see. Regardless of whether you’re into hiking, sightseeing, camping, boating, hunting, fishing, restaurants, shopping, nightlife, Arizona has it all! I’ve lived in several places around the state, Pine, Glendale, Ahwatukee, Tucson, Tempe and Scottsdale. Currently, I live in Maricopa, AZ in Province since 2015, a 55+ community. I met my wonderful husband here in the card room! We love the lifestyle here! So much to do! My favorite things to do are playing Pickleball, playing cards and games, dancing to live bands in our amazing town hall and enjoying the exceptional group activities consistently available here in Province. I’ve been a licensed Realtor in Arizona for 37 years. I love working with buyers and sellers utilizing the creativity required to put transactions together. Most of my business comes from referrals.

I Am Always Here To Answer Your Questions When I am asked to predict the market, I need to get out my magic 8 ball for answers because it is as accurate as real estate predictions in this volatile market. Most buyer want to be assured they are getting a good deal and are not overpaying for a home. They want to buy when the market hits bottom. Most sellers want to be assured that they are getting the best price possible and are not losing money. They want to sell at the top of the market. Both are listening to the news and drinking the Kool-Aide they are being told in the news. In reality, the current interest rates are better than 10 years ago and most of us in the market knew the low rates of 3 and 4 percent could not last. Some of us are old enough to remember the interest rates of the 1980’s where they ranged from 15% to 18% and you had to put 20% down. There was no creative financing.

• Buyers want to know how much they can afford. • Buyers want to know how much they have to put down. • Both will ask what in the world is FIRPTA? We can show you the numbers and we can guide clients in the right direction for answers about Capital Gains and FIRPTA and we can put them in touch with a lender to find out how much they can buy but the most important question we can ask a buyer, or a seller is “What do you want?” We always work at the pleasure of the client. We need to know what the client wants and we try hard to meet those expectations. Regardless of the market, there will always be buyers who want to buy and sellers who want to sell.

We can agree that both buyers and sellers want to see the numbers: • Sellers want to know how much their home is worth.
