HOW MIGHT A PROPERTY BE USED OR OCCUPIED?

Permanent home. Holiday home. Let to tenants:  Short term lets of less that 12 months.  Long term lets of 12 months or more. Unoccupied:  Up for sale.  Under probate.  At any time (more than 30 days).  Under renovation.

Bed and Breakfast. Guest House. Let to Students. Weekend Home – otherwise unoccupied. Weekday home – otherwise unoccupied.

USAGE, OCCUPANTS & OCCUPANCY An Overview Usage, Occupants and Occupancy are their own categories, and one will not change the outcome of the other.

Usage – What is the property used for? Occupants – Who lives at the property? Occupancy – When and how frequently the property is occupied.

How the property is used is the question that will lead you to asking about occupants. The option you choose will determine what answers you can choose on Screenpop.

PERMANENT HOME The policyholder’s main residential property If the customer has two or more properties and are not sure which would be their permanent home, we can ask:  Where are you registered to vote? OR

 Which address is your bank registered with? It is important to remember a property can be unoccupied for periods that exceed 30 consecutive days and still be deemed as a permanent home.

HOW CAN AN OCCUPANT INCREASE THE RATE OF RISK?

Who lives at the property gives us important information such as: The likelihood of claims for theft and accidental damage. The level of care the property will receive. How maintenance issues will be dealt with. For example: If a Policyholder has a lodger at the property, we would be unable to offer accidental damage cover.

A property that no one lives in Whilst we cannot advise a customer, If a customer is unsure, we can ask the following;  Is it furnished for day to day to living?  Is there running water, gas and electricity?  If not, the property cannot be resided in and will therefore be unoccupied.  If the property can be, and has regular, planned visits to stay overnight this could be a customer's second home.

WHAT COVER DO WE OFFER UNOCCUPIED PROPERTIES?

FLEEA: Fire, Lightning, Earthquake, Explosion, Aircraft damage. What if that isn't enough? In some circumstances customers will request a higher level of cover, this must be referred to our Referral Team for them to assess. This is called EXTENDED PERILS. If the application is successful customers will be covered for twenty out of our twenty-two perils, with accidental damage and escape of water/escape of oil not available under any circumstances.

WHAT ARE THE INCREASED RISKS OF AN UNOCCUPIED PROPERTY? Theft claims - If a property is unoccupied there is less risk to a wouldbe thief and suspicious activity can often go unnoticed. Escape of Water/Escape of oil - If there was a water or oil leak this could go unnoticed for a long period of time, making the damage more catastrophic. Malicious Damage - Unoccupied properties are more susceptible to malicious damage as there is no one there to stop or prevent this. Squatters - As these properties can be unoccupied for long periods of time, this is a perfect opportunity for a squatter.

A second property that is not lived in permanently but occupied temporally either by the Policyholders or guests. This could be the customer’s secondary residential property that they temporally reside at or where they allow Holiday home guests to stay temporarily.  Add Holiday home guests.  Business use questions to be completed if the customer stays at the property at the same time as paying guests. A holiday home can have some SHRI items, such as Artwork, however Jewellery, watches and Electronic Gadgets etc. cannot be included. Holiday Homes exclude General Personal Possessions cover.

AIRBNB

Airbnb is a trusted marketplace for people to list, discover and book accommodation around the world, online, from a mobile phone or a computer.

Airbnb has around 3 million listings worldwide, as we offer non-standard home insurance you will see a lot of Airbnb quotes. There are four scenarios for Airbnb or Holiday guest occupancy types. Policyholders permanent home. They are always at the property or are sometimes there when it is used as an Airbnb.

Policyholders permanent h ome. They are never at the property, when it is used as an Airbnb.

• Select this as permanent home. • Select you as the occupant. • Ask all questions relating to business use.

• Select this as permanent home. • Select, you and holiday home guests as the occupants. • Do not ask the business use questions.

Policyholders second home, they are never there at the same time as when it is used as an Airbnb. • Select this as holiday home. • Select you and holiday home guests. • Do not ask the business use questions.

Policyholder’s second home, and they stay there at the same time as when it is used as Airbnb. • Select this as holiday home. • Select you as the occupant. • Ask all questions relating to business use.

LET TO TENANTS

A property the policyholder does not reside in, but rents to tenants, friends or family. Let to tenant properties cannot have specified item or general personal possession covered.

If the customer allows friends or family to reside in the property, even if there is no tenancy agreement in place, the policy will need to be set up as Let to Tenant.

MULTIPLE OCCUPANCY - HOW DOES IT WORK? Where a house has been converted into multiple flats. For us the process of insuring a multiple occupancy property relates to the property type; detached house, Terraced house etc.

When insuring multiple flats in one building the policy needs to be set up as follows: • • • •

The building sum insured for the whole property. The risk address should include the numbers/names of all flats to be covered (2a & 2b High Street). Confirm the property type, (detached house). Confirm total amount of occupants in the property.

MULTIPLE OCCUPANCY - HOW DOES IT WORK? CONT. Where a house has been converted into multiple flats. •

The occupancy type for each flat should be reflected in the occupants e.g. If 1 flat is the PH permanent home and 1 flat is let to tenants this should be reflected as you (Immediate family where applicable) and working tenants. Other residents should not be used for multiple occupancy. Total bedrooms in the house. Property usage type as permanent home. Only freeholders should be listed as policy holder or joint policy holder – Leaseholders should not be added as they do not have financial interest in the whole building.

MULTIPLE OCCUPANCY - HOW DOES IT WORK? CONT. Where a house has been converted into multiple flats. • All multiple occupancy policies will need to be manually referred to the referrals team for further consideration. • The customer cannot have contents, if they require contents, they will need separate cover. • We cannot offer terms if the house has been converted into more than 6 flats. • The Freeholder must live at the property for us to offer terms.

HMO - HOUSES IN MULTIPLE OCCUPATION A shared property with communal living areas, such as; living room, kitchen and bathroom. If the property is the PH permanent home with HMO:  Permanent home with lodgers.  Can add PH contents.

If the PH rents the property to tenants on an HMO contract:  Let to Tenants.  Tenants would require their own contents policy. All questions asked would relate to the property, as HMO properties are not self contained.

Descriptions  You – The policyholder or any joint policyholders.  Immediate family – Spouse, partners, parents, dependants and siblings. This includes foster and adopted children.  Distant family – Grandparents, grandchildren, Aunties/Uncles and cousins.  Lodger – Someone who resides at the customer’s permanent home (not rented from a landlord) and is not related to the customer.  Tenant – Someone who pays rent for a property you own but don't live in.  Paying guests - Paying guests who stay at the permanent home temporarily.  Holiday home Guests - Guests who stay at your second home temporarily.  Other residents - Someone that resides at the property you rent from a landlord, the resident is not on the tenancy agreement and is not related to the PHs’.  Unoccupied - No one.

How many people live at the property? We need to know about the total number of people permanently living at the property. We class adults as people aged 16 & over and children 15 and under.

We do not ask this question if the property is unoccupied or a holiday home. In TCAS this question is found under the About Me user screen.

Occupancy refers to when and how often the property is either occupied or unoccupied. When will the property usually be occupied?       

Day and night Normally at night During the day Permanently Unoccupied Weekends only Weekdays only Holidays only

A customer may work away for long periods of time, and in these cases, the question will relate to when the PH is using the property. How the customer answers this questions will not change the usage.

OCCUPANCY - CONSECUTIVE DAYS UNOCCUPIED For how many consecutive days will the property be left unoccupied?

For there to be a break in the period of unoccupancy a customer must stay overnight, it is important that the property is in a liveable state:  Furnished for day to day living.  Running water, gas and electricity.  In TCAS under the My Home section, if you select the property usage type as unoccupied, we do not need to confirm how many consecutive days it is unoccupied. This will still reflect on the customer’s documents and by default, it will still show as 0 – 30 days.
