PROJECT DESCRIPTION

This project included the interior fit-out of more than 100,000 sq. ft. of space on the 2nd Floor and 3rd Floor at 1 Penn Plaza, an existing 58-story commercial office tower with 7,500 tenants and direct access to Penn Station. The project accompanied the Lobby & Plaza Renovation project, and featured multiple distinct spaces: a Conferencing Center, a Health & Wellness Studio, Co-Working Suites and Offices, and a Restaurant Bar and Dining Room space supported by a full-function kitchen. The space upgrade entailed multiple high-end finishes, new communicating stairs, and a new elevator. The project was carefully coordinated to minimize disruption to the newly-renovated lobby spaces.

PROJECT DESCRIPTION

Turner provided PricewaterhouseCooper’s (PwC) with CM services for the build-out of their 80,000 sq. ft. amenity and conference center. Located on floors 21 to 24 at 300 Madison Avenue, the project was completed in two phases. The 40,000 sq. ft. amenity center, completed during phase one is situated on floors 21 to 22 and features a yoga studio, “grab-and-go” food/beverage bar and a design/build staircase. The conference center was completed during phase two. Designed by Vocon, the project team carefully planned the amenity center’s build-out to minimize potential disruptions to PwC’s operations. Weekly trade coordination meetings were held, as well as daily huddles to review the work at hand. The collaborative approach adopted by the entire team ultimately facilitated extensive MEP relocations, and result in phase one’s timely completion.

Located on three floors, the Amenity stream includes a 36,000 sq. ft. fitness center; a 70,000 sq. ft. cafeteria; a 95,000 sq. ft. conference center; executive rooms; cultural center, and medical suite. From the onset, Turner worked with Citi to devise a construction approach that would maintain the integrity of their on-going operations. As a result, major installations and FF&E deliveries were completed after-hours or on weekends. Completed on schedule, the amenity floors were turned over seamlessly.

PROJECT DESCRIPTION

On Behalf of Tishman Speyer, Turner completed the 12,000 sq. ft. amenity space on the top floor of The Spiral, in addition to the building in its entirety. The Clubhouse features 14-foot high ceilings, custom storefronts and Baltic birch wood flooring fabricated in the UK, and floor-to-ceiling windows to take in the sweeping views of the Manhattan skyline. It also features a terrace surrounded by glass that is 1,000 feet in the air. The plaster walls and custom millwork delineate areas between the café, performance space, open meeting area and dedicated conference rooms.

On behalf of Boston Properties, Turner’s project team completed the fit-out of three pre-build suites located on the 34th floor of the class A office tower at 250 West 55th Street. Completed in three months, the combined pre-builds total over 15,000 sq. ft. and features full-height glass office fronts, pantries and conference rooms. The project team, approached several challenges such as the location and coordination of core drilling. The space on the 33rd floor, located beneath the pre-builds, is occupied with office space featuring an open ceiling plan. The team coordinated all core drills with the tenant, protecting their FF&E and performing construction after-hours and on weekends. Additionally, secured long lead items, such as the stone flooring, was imported from Italy in advance of its installation to safeguard the aggressive schedule.

Located on floors eight and nine at One Liberty Plaza, Turner completed Business Insider’s 90,000 sq. ft. office within 6 months. Designed by Spector Group, the space features a news desk and several A/V studios. Included in the construction is a 10,000 sq. ft. pre-build suite on the 9th floor. To realize the project’s overall industrial aesthetic without affecting interior acoustics, the team worked with specialty vendors to install sound damping features.

Turner provided preconstruction and construction management services for the 30,000 sq. ft. retail repositioning at 230 Park Avenue for RXR Realty. The scope of work included demolition, whitebox, window replacement and new window extrusions and pediment. The Turner team sucessfully coordinated with the Landmarks Commission while completing this space.

Turner provided construction management services for Brookfield Properties’ retail space at 5 Manhattan West. This extensive five phased build-out consisted totaled 190,000 sq. ft. and included a 61,500 sq. ft. Whole Foods Market; a 27,850 sq. ft. Peleton Studio; and a 33,550 sq. ft. retail hall. Design Assist with BIM coordination was administered early to resolve project conflicts and allow for material releases to meet contractual deadlines. Laser scans and base building models were provided by the owner for Turner to develop existing conditions in 3D modeling. From this, the project team was able to begin early coordination to build-out new MEP infrastructure and mechanical rooms, allowing for the rerouting of all critical building electrical services. This permitted for coordinated shut downs that ensured no disruption would occur in tenant services.
