Andromeda Villas BUILDING SPECIFICATION Foundation and Structure.- It shall be made of reinforced concrete according to Project, as well as the basement walls. External Walls.- External walls to the cavity wall will be made of double 11cm thick hollow brick with an air cavity and thermalacoustic insulation inside and new partition to the interior of 7cm double hollow brick, a total of 25cm thick. Exterior Wall Coating: Facades.- The exterior wall coating will be made of a white single layer, rendered with a damp sponge and covered with ceramic tiles. Interior.- The interior partitions will be made of 9cm thick double hollow brick in wet rooms and 7cm ones in the other interior partitions of the property, finished with plaster applied in vertical and horizontal walls and ceramic tiling in the wet rooms. Tiling.- Kitchen: in white porcelain tiling Bathrooms: the tiling in the bathrooms will be in porcelain; the sink will be installed with furniture and the shower with a glass screen. Flooring.-Inside the house 60x60 premium quality porcelain floor tileswill be used. Terraces, Balconies and Solarium.- The terrace will be foot trafficable and will contain extruded polystyrene (XPS) thermal insulation boards and concrete slopes, protected by a waterproof membrane, a geotextile membrane and non-slip surface.

Carpentry.- The exterior carpentry will be in Ral nº7016 dark grey aluminium with automated blinds (only in big windows), with ‘climalit’ glass type. - Security main door - MDF passage door lacquered in white. MDF fitted wardrobes lacquered in white and interior coating. Kitchen with top and bottom units, light colour Silestone or marble countertop, sink and hood in stainless steel. Electricity.- Electrical installation according to current regulations of low voltage. Pre-installation for T.V. and telephone. Pre-installation for dishwasher and washing machine. Installation of fan coil unit with heat pump Pre-installation of alarm. Pre-installation of jacuzzi in the terrace AIR CONDITIONING Pre-installation for air conditioning through pipes. OTHER OBSERVATIONS: All the specifications will be susceptible to changes determined by the company or the market needs. No changes in the building which may affect the composition of the façade or structural elements will be possible. Any other suggested modification will need the Architect and Developer’s approval. NOTE: The basement will be open plan. All homes will provide their owners with the right to use the community pool in the housing complex, after a monthly payment to the Community (around 25 Euros).

Stairs.-The stairs will be made of white compact or cream marble. Paint.- The paint finishing in the inside will be smooth and in matte white.
