INTRODUCTION

Coral Creek Club Peacock + Lewis Project No. P23-020

Ocean Reef Club

Drawing from more than six decades of design experience, Peacock + Lewis integrates each project’s program requirements in an aesthetically pleasing yet efficient and cost-effective design. Peacock + Lewis launched The Hospitality & Clubhouse Design Division in 1992 to meet the needs of a growing private club community. Over it’s six-decade history, Peacock + Lewis has created club amenities which are functional, attractive and provide many years of enjoyment for their users.

Today's club and hospitality design must be sensitive to the needs and desires of senior members while responding to the evolving needs of new generations of members who will follow. Now, more than ever, clubs must be multi-generational with their attitudes, their facilities and the services offered if they are to remain viable. While there are numerous specifications and variable elements to address in providing the proper solutions for each club, Peacock + Lewis is committed and eager to meet these challenges. Our extensive portfolio of club amenity projects is based on understanding our client’s unique culture, identity and mission, in order to design club amenities which deliver the best value.

SCOPE •

Walking into the Seafood Bar restaurant at The Breakers feels like entering a luxury liner or a grand yacht. Columns have porthole designs, and ceiling fixtures have cage-like frames that would fit right in on a promenade deck. The restaurant redesign by Peacock + Lewis Architects, with designer Adam D. Tihany, uses large windows to provide sweeping views of the Atlantic Ocean behind the bar. Taking spaces from a foyer and the Flagler Boardroom generated enough room for an efficient new kitchen, which takes up 40 percent of the space. Diners also can see a prominent display of fresh seafood and the chefs at work. Seating was expanded by 33 percent. One of the restaurant’s signature features, an aquarium that serves as a bar top, was expanded as well.

BONITA BAY CLUB

PROJECT DATA • • • • • •

Interior Architecture: Peacock + Lewis Interior Design: Peacock + Lewis Contractor: D. Garrett Construction Owner: Bonita Bay Club Size: 60,000 sf Completion Date: September 2015

SCOPE •

The original 10’ wide lobby with 9’ high ceiling was structurally modified to create a naturally illuminated 2 story atrium. The expansive 32’ by 53’ new lobby features a 26’ high ceiling with sculptural lighting and colorful artwork.

The main lobby is the etched glass and polished stainless-steel entry to an 8,000 square foot spa and salon featuring member’s relaxation suites with whirlpools, sauna, steam room, Swiss showers, toilets, showers and men’s and women’s locker rooms.

The nail and hair salon is located to the left of the Spa Reception on an outside wall, providing natural daylight and views to an adjacent flower garden.

OCEAN REEF CLUB

PROJECT DATA • • • • • •

Interior Architecture: Peacock + Lewis Interior Design: HBA Contractor: Craft Construction Owner: The Ocean Reef Club Size: 40,000 sf Completion Date: Spring 2022

SCOPE •

The existing Dolphin Clubhouse was over 20 years old and lacked the essential space to accommodate the membership needs. The existing grill and bar was outdated and need a refresh as well as the Pro Shop. Peacock + Lewis identified the need for extensive outdoor covered dining opportunities overlooking the beautiful golf course.

The new facility retained the existing clubhouse yet included additions to both ends and gave the exterior an updated look that was more consistent with the coastal contemporary look that aligned with the directive from the island architectural review board. The kitchen was expanded to serve a new specialty steak house restaurant and a satellite kitchen was added to service a new bar and grill.

JOHN’S ISLAND CLUB

PROJECT DATA • • • • • •

Interior Architecture: Peacock + Lewis Interior Design: J. Banks Contractor: The Weitz Company Owner: John’s Island Club Size: 68,600 sf Completion Date: Spring 2017

SCOPE •

The design challenge for this clubhouse remodeling was to de-formalize the golf clubhouse building which membership was extremely proud of. The challenge was to create a new casual arrival and activate the underutilized dining venues on the upper level for day and evening dining with short views to the putting green and long views to the golf course.

The transformation has been very successful with members utilizing the new casual entrance, visiting the golf shop, using the new market and dining in the new indoor/outdoor venues in the clubhouse during the day and in the evening.

QUAIL CREEK COUNTRY CLUB

What is the purpose of a facilities master plan?

A long-range facilities master plan provides a roadmap for club leadership to align finances with the needs of the club, whether it be a proposed new amenity, new facility, or renovations and additions. What is the planning process? Planning starts with a full assessment of the existing club facilities to determine the strengths and weaknesses of the functional characteristics of club operations and the intended service. Club leadership will assign a task force or committee to spearhead the planning process with input from key staff members that can provide valuable input. Through the investigative process evolves an initial plan that is presented to membership for feedback in small group workshop meetings. With member feedback, a recommended plan is presented to the Board for approval. The approved plan with associated cost is presented to membership in townhall- style meetings, followed by a membership vote of approval. How do we achieve a successful ‘YES’ membership vote? A successful vote requires a proven process of member engagement through surveys and member participation in workshop meetings and townhall- style presentations. The dynamics of each club is different, but the common factor in achieving a successful vote is the level of member engagement.

The Club at Mediterra

The Peacock + Lewis planning process provides an objective look at three design options that include a Good, Better and Best approach to fully understand the potential of each project as it aligns with a budget that membership will find acceptable.

What is the P+L success rate for projects requiring membership approval? Peacock + Lewis has worked on over 1,500 projects with 98% of them achieving a successful membership vote. What is the typical timeline from the planning stage to finish construction?

The length of construction for most of our projects average between 10-12 months with smaller projects in the three to five month range.

Why should we choose Peacock + Lewis over other architects or planners? Peacock + Lewis has over 60 years of experience in the private club market, backed by a staff of 30 licensed architects, planners, interior designers, landscape designers and purchasing specialist. Our proven track record of successful planning projects that achieve membership approval and the 1,500 plus club projects that we have completed provide each club a valuable planning partner. Peacock + Lewis has invested in the technology and talent to provide award-winning projects and evident in our numerous awards year after year.

The cornerstone of the P+L process is one point of accountability. Facility planning projects start with the same team from design to construction – not by a marketing team or an unlicensed professional, but by a team of licensed professionals that understand the implications of long-range planning on your existing buildings and proposed new buildings. P+L planning projects provide the options of Good, Better and Best to determine the course of action most suitable to meet the objectives of the club. Describe how you will assist in preparing project cost? The P+L initial plan is priced according to a blended rate of current projects and historical averages for construction cost for the area of construction. The final plan that will be presented to the Board will be determined by a local contractor familiar with clubhouse and amenity cost of construction. There is no extra charge for the preliminary estimate by the construction team.
