PHASE 1. THE BUILDING INFORMATION

In this first phase, it is to know the current state of the building in its entirety.

1.1.

ARCHITECTURAL DATA

1.1.1.

SITUATION AND LOCATION

The building is located in the municipality of Sant Quirze of Vallès in the province of Barcelona. Attached in ANNEX 2, flat situation.

1.1.2.

The

HISTORY OR HISTORICAL REVIEW

is located belongs to

the

City Council.

Initially, housing was not the purpose, but the construction of a sport centre and a large protected green zone. Eventually, in 2002, City Hall gave a 2,895 m2 area land. INCASOL, the promoter whom main idea was building houses for young people. The aim was helping young people to emancipation and having a rental with a minimum price. In addition to the whole construction of the building and parking places, project prevents the urbanization of the environment and the interstitial spaces. The total land is divided in 659,16 m2 of block occupancy, a 882,6 m2 outdoor parking, a private area of 192,73 m2 and a common area for public use of 1.160,51 m2.

THE PLOT DATA

This building is located in the block bounded by the streets of Vallespir, Priorat and the round of Arraona No. 30. It is a building of 3 blocks with u-shaped plants which consists of ground floor, first, second, third and groundcover plant. The streets around the area are perpendicular to Vallcorba Street, Pla De l’Estany Street, Roselló Street and Horta Street, and parallel to the street Sabadell and the Vallès motorway, being this last one the entrance to the town. As we can see, there are no other buildings closed to it. It's an isolated building. As explained above, around the block there only exists a sports center and a large protected green zone.

1.1.4.

DATA OF THE BUILDING

It's a project carried out in 2002, called The building of 30 houses, 31 not linked parking places and one local. The promoter is Institut Català del sòl, INCASOL. The architect, Jordi Casa Val Dalmau and the technical architect; Joaquim Torras Ventura, works were completed in 2003 and the responsible construction company was Corsán-Corviam, construction, S.A. It is a building of official protection for young people, for residential renting. The built surface is 1.593 m2, which is divided in 4 floors, and a total area of the floor of 2.895 m2, divided into occupation of the 3 blocks of 659, 16 m2, in 882,6 m2 outdoor parking, a common area private 192,73 m2 and a common area for public use of 1,160, 51 m2.

As we can see on the pictures, walls are oriented coinciding with the cardinal points, being the bottom wall the main one. According to CTE, corresponds to the C2 classification, as de map below shows.

1.2.

CONSTRUCTIVE TYPOLOGY

A few new drawings, attached in ANNEX 2 of the document, have been developed to describe the building developed. The planes have been done using the existing paper drawings and measurements.

1.2.1.

STRUCTURE

The structure of the building is made of reinforced concrete waffle slabs, slabs and pillars of 30x30, 60x25 and 35x35 cm, with regular section in all plants. The structure of the staircase is a reinforced concrete slab. The foundation of the building consists or reinforced concrete wells. Ceramic caissons are used for the elaboration of the reticulated slab, with a total depth of 30 cm.

As you have seen, the building is divided in three separate blocks held together by an auxiliary structure of corridors outdoor. 1.2.2.

ENCLOSURES EXTERNAL

Here we find the typology of the different fronts:

Type 1 West, East and South exterior facade, with a Naturvex prefabricated ventilated facade system type, made from the inside to the outside by an inner wall of brick enclosure unseen depth of 14cm, coated, thermal insulation with extruded polystyrene plates of 4 centimeters metal substructure support and would outline finish material, and fiber cement slabs and organic compressed, 6 mm thick, Naturvex type, Uralita house. The facades are made with pieces of different sizes and colors. The pillars of the corners are made of concrete to be seen.

Type 2 North, South and Commons exterior facades, with brick facade, made from the inside to the outside by an inner wall of brick enclosure unseen depth of 14cm, coated, thermal insulation with extruded polyethylene plates of 4 inch wall brickwork seen draft measure Catalan (25x11,5x5 cm).

The facades of access to housing, located within the communal courtyard, also made of brick, have insulated extruded polyethylene plates and interior partition. However the washing zone is not provided with insulation or inner wall.

Type 3 The interior courtyard facades consist one two parts; the stairwell and the bedroom of the house at, which will be built with continuous cladding. In the case of the stairwell, the finished work is the concrete wall and in the case of the bedrooms at the corner, finished work on brick wall is made of mortar monolithic.

1.2.3.

EXTERIOR CARPENTRY

The exterior carpentry is made of aluminum anodized, matte and silver, block type, with simple contour. In the dining rooms there are balconies and windows in bedrooms, are equipped with PVC blinds. Bathrooms facings the outside have a high window and elongated anodized aluminum and there is an overture in the sinks. At the lateral walls, this opening is protected by a PVC sheet enclosure, to prevent water getting in. And those which are located in the hallways have steel grates. Access doors to homes are made of painted wood, with a blade of 80 cm.

COATINGS

The visible interior is made with plaster and painted. Except wet rooms, where they battered and tiled with glazed ceramic tiles 20x20cm, matte white. The laundry room is only coated and painted. In the bathroom, there is false ceiling and in the laundry facilities pass through the roof, in a visible way. In the rest of the house, ceilings are plastered and painted, except the access area and the area of the high kitchen cabinets, which false ceiling is made with board staff, plaster and painted.

1.3.

FACILITIES

There are attached in ANNEX 2 of the services described below:

1.3.1.

SANITATION

Vertical sanitation There is a separation system to separate storm water from sewage, but later joins a symphony pit to connect to the public network. The facility is produced from PVC pipes.

Horizontal sanitation The network goes hanging by the ceiling of the floor of the toilets, to PVC pressure pipes with a slope of more than 2%. The impact points of vertical drop are reinforced and all reversals are recordable. The facility is secured with metal clamps. Scrapping tubes washer and dishwasher work with a hot water pipe.

1.3.2.

ELECTRICAL FACILITY

All facilities are electric both light and heat. The meter room is located in the common courtyard, which is easily accessible. The installation is distributed from the meter room to house, hanging from roofs of common areas by metal conducts and false ceilings.

1.3.3.

WATER FACILITY

The access to the meter room is through the common yard, in a closet at the front and metal door. The battery is charged with propylene and ducts distribute water to homes cooper. It consists of 32 meters (30 homes, 1 local and 1 of common area), which each owner hires the company preferred. As the electrical installation, distribution passes through a metal conduit hung by the ceiling of common fones.

INSTALATION OF TELECOMUNATACIONS

The room is registrable, as explained above water facilities and electricity, accessible from the courtyard. And the distribution, again, passes through common ceiling hung by metal conduit.

1.3.5.

INSTALLATION OF SOLAR PANELS

It has a facility reinforces the ACS, solar panels. They are spread over the roof flat of Block B, a non-walking area. It is a parallel installation of 4+4 plates, where once registered in a metallic room is distributed vertically through downspouts. Collectors are VITOSOL 100, type w2.5, with a catchment area of 2,5 m2.

QUESTIONNAIRE DESIGN SELF REFLECTION

The first thing to do is to know the parameters that can make environment improvements in buildings, from the location and environment, the constructive subsystems, the maintenance and the end-use needs of the clients. Therefore, we have proceeded to make a questionnaire about the building to study, as they are answering the questions you are forced to figure out the data you do not know.

Developing this questionnaire has helped to me understand the current situation of the building. And with valuations represented with colors, green or red if positive if negative, we can visually detect errors affecting our building.

As you can see, most assessments are red; in the same way this suggests that the trend of the building is not adequate and that there is a clear problem.

Some of the critical points are carpentry, thermal bridges existence and the system to heat homes.

Definitely, this survey not only helps us to know the status of our building, but gives us a main idea of how we have to approach the study.
