Resident Spotlight COLVIN TATE EP: What was the biggest selling point of Easton Park for you? We were sold on EP's focus on community and an opportunity to watch and help the neighborhood adapt and grow. We're also consistently physically active and love the walkability, interconnected park network, retention ponds and proximity to McKinney Falls. EP was also close enough to still easily enjoy the city center but far enough to be surrounded by green space, participate in expansion and avoid existing traffic congestion. EP: What would you say your favorite part of Easton Park would be? One can easily walk out their front door and receive multiple views of something innately pleasant, whether it be a sunrise/set, family walking human or fur babies, playgrounds with children, parks with fountains, a meticulously maintained lawn and home, wildlife, block party or other EP event, etc. What's more, EP is continuing to grow and we look forward to what's next without losing appreciation for what we already have. It's great to have excellent resale value on my home, but there are often experiences that money can't buy. EP: What is your favorite activity to do in the Spring Season? Tell us about your experience with the activity/memory. I do my best to enjoy as many outdoor activities as possible before the sun becomes utterly offensive. I love adding new and useful skills and have developed a recent infatuation with archery so I'm often at Austin Archery club shooting foam animals in the woods. I'm strongly considering a possible upgrade to bowhunting in the future, however my wife has absolutely 0 confidence in that goal. When with family, we're usually flying kites, camping or visiting/picnicking in Hill Country towns like Wimberley or Gruene. EP: What is your favorite part of the Spring Season? I can never seem to acclimate to the 40° swing in temperature in a single day but there are totally balanced, brilliant blue, completely cloudless days with the perfect combination of breeze and sunlight that make prior ice storms and incoming heatwaves completely worth it. Standing outside in that weather for even a few minutes can be pure therapy after a taxing workday/week. EP: Do you have a favorite plant/animal that comes out in the spring season? I'm from Philly so most wildlife that I've come to see in Texas so far has been fascinating to me. I'm always intrigued to see hummingbirds and owls. I love attempting to garden in the spring, but frankly I've killed more plants than I would have liked. Thankfully, I've gotten some great advice from other residents and the HOA that prevent my giving more free money to Home Depot's Garden department. EP: Which Easton Park event has been your favorite so far? Are there any specific events that you’d like to see in the future? I loved camping in the park and all of the holiday events. Would love to see more karaoke, murder mysteries, gameshows, laser tag, disc golf, treasure hunts, black tie gala and silent auction for charity, silent disco, health and wellness events, etc. That being said, EP has had many great events and doesn't need any advice from me.

Newest Eastonites CATHERINE AND JACK LONG EP: Where are you from and what brought you to Easton Park? Jack is originally from San Francisco & Catherine is from Chicago. We both moved to Austin in the summer of 2018. We previously lived together on Rainey Street in downtown Austin. We wanted a bigger space that had a big beautiful backyard for our 3 year old golden retriever, Mila, which is what ultimately brought us to Easton Park. EP: Describe your first impression of Easton Park. Our first impressions of Easton Park were WOW! We were looking for a neighborhood that was new, included an amenity center & was dog friendly and Easton Park checked all of those boxes for us. We can't wait for the neighborhood to continue to grow! EP: What are your favorite outdoor activities to enjoy in the Spring? Our favorite spring outdoor activities include golfing, boating on Lake Austin/Lake Travis, hanging out at local restaurants on outdoor patios, and walking/playing ball with our dog Mila. EP: What is your favorite weekend activity to do? Our favorite weekend activities include hitting golf balls at Jimmy Clay Golf Course or playing 9-holes at Butler Pitch & Putt (we are beginners 😉). We also like hanging out with our friends & their pups at local restaurants and bars downtown, as well as attending concerts and music festivals. EP: What is your favorite part about spring? Our favorite part about spring is definitely the weather. Perfect for outdoor activities before the brutal heat of the summer months.

Pup of the Month ALFIE Alfie is an adorable pup belonging to Jonathon Brodish and Mallory Helton. Mallory took the time to tell us all about him this month! EP: Tell us everything about your dog and their personality. Alfie is a determined, fun loving pup who is obsessed with treats. He has a big personality and will let you know what’s on his mind. He loves cuddles, going on walks, and playing with other dogs. EP: How long has your dog been an Eastonite? We got Alfie in October 2022 when he was only 8 weeks old. EP: What is your dog’s favorite thing in the world? Alfie’s favorite thing to do is dig holes. He will dig a hole anywhere at any time. EP: What's one thing everyone should know about your dog before meeting them? Alfie will do anything for a carrot / treat. EP: How did you meet your dog? We got Alfie in October 2022 in Houston. The grass was taller then him when we first picked him up! EP: What is your dog’s fav snack? Carrots, peanut butter, doggy beef jerky... he’s not picky!

Things to do in Austin APRIL EVENTS Spring is here, and there's so much to do in Austin this month! Here's some events taking place around Austin. Events April 1: ABC Kite Festival, Zilker Park. Every year, the nation's oldest kite festival features hundreds of kites across the Austin sky. This year, the festival is hosting a weekend showcase and contest. April 12: Gardening/Composting/Recycling, Carver Branch Public Library. As part of the Emma S. Barrientos Mexican American Cultural Center's Holistic Wellness Program, learn the basics of Central Texas organic gardening what/when/where to plant, and how to conserve water as you harvest. The class is from 6-7:30 pm.

April 16: Capitol 10K, Downtown Austin. Established in 1978, the Statesman Capitol 10,000 has grown to become the largest 10K in Texas and sixth largest in the country. Each year, Austin’s iconic race teems with talent and personality. April 21-23: Austin Reggae Fest, Auditorium Shores. A fundraiser for the Capital Area Food Bank, Reggae Fest features three days of reggae, world and dub talent, along with more than 50 vendors selling food and arts & crafts. April 22: Field Guide Festival, Fiesta Gardens. Field Guide Festival is a food systems festival that brings the farmers to you! You’ll find fresh ingredients, grown and harvested by local farmers, prepared by chefs from around the city. Experience a weekend of innovative conversation, connection and cookouts with those who make our Austin food economy special.

Development Update AN UPDATE FROM THE COMMUNITY DEVELOPMENT TEAM If you missed our town hall on March 23, you can check out the video here! In the meantime, here are some highlights from the meeting. Brookfield's target date for finishing up Skyline Park is the end of the year! You can see a lot of movement at Skyline right now, and everything is currently on track. The pavilion at Skyline Park is set to be the new home of all our signature events! Music in the Park will move there, and more events will gravitate there as well. The five remaining homes in Knob Hill will be underway soon. Brookfield owns three, while Pacesetter owns the other two. Two of the Brookfield homes are set to begin construction within 30 days. The monument signage at William Cannon and 183 is set to be different than the signage at William Cannon and McKinney Falls. You should see full installation of that signage in the next six weeks.

Facility Updates Your Community Life team has been hard at work making sure the community's aesthetic is up to EP standards. What's new or coming down the pipeline? Check it out! Good news! We have ordered 8 additional umbrellas for the pool area and expect to have delivery by the end of the first week in May. Urban Dirt, our community landscape service contractor, has finished cleaning up beds and trimming back plants in preparation for installing mulch in all common area landscape beds.

Community Reminders It’s a good time of year to consider maintenance on your water heaters and HVAC units for annual service. Water heaters should be flushed at least once per year. HVAC filters should be replaced at least every 90 days for optimal efficiency, longevity, and optimal air quality. We are very grateful to the community for keeping an eye out for water leaks throughout the community. Whether it’s common areas or perhaps a vacant home where an obvious leak is occurring, we want to be able to remedy the situation as quickly as possible. To report a leak, please don’t hesitate to give us a call at 512-641-3975. If it’s an emergency, and we are not available, please contact Austin Water at 512-972-1000. This number is available 24/7 for emergencies. If you need to report an issue to the City of Austin, download the Austin 3-1-1 mobile app today. You can report potholes, graffiti, loose dogs, and much more with just a few clicks. You can even snap a picture to include with your request. Download the app by going to Google Play or the App Store and searching Austin 311. For security light concerns, (streetlights), you can reach out to the Community Life Team through the Nabr Network portal and submit a work order request here, or you can reach out directly to Bluebonnet here. For concerns related to county-maintained roadways, you can email the Travis County road department here. Community Compliance COMMUNITY STANDARDS & ARCHITECTURAL REVIEW One of the best parts about living at Easton Park is the compliance that ensures the community looks great and home values increase. Here are some friendly reminders on Association rules around community compliance: Keep Easton Park looking beautiful! Remember that trash bins should be stored in your garage or behind a fence gate. If your home is constructed with metal fencing, please be sure to store trash bins out of public view. Heading into summer, please remember that above ground pools are strictly prohibited. If you have questions about community compliance rules or wish to do any exterior home modifications, please reach out to Chris at [email protected]

CHRIS' CORNER: PRUNE MATURE TREES PROPERLY FOR OPTIMUM TREE HEALTH Proper tree pruning removes dying, diseased or injured wood, crossing or crowded branches and restructures tree shape or reduces tree height. Proper thinning of the tree's canopy can increase light and air circulation within the canopy, reduce the occurrence of some diseases and reduce wind resistance. Pruning also influences the degree of vegetative growth and flower bud formation. There are two types of pruning cuts: thinning and heading. A thinning cut removes a branch at its point of origin. When thinning to a lateral branch, the branch needs to be large enough to assume the terminal role. Ideally, the diameter of the retained lateral should be 1/3 or more the diameter of the branch removed. Trees pruned with thinning cuts are more open, retain natural shape and allow more light penetration within the canopy. Heading cuts remove a growing branch back to a bud, remove a lateral back to a stub or cut a lateral not large enough to assume a terminal role. Heading cuts result in vigorous, upright growth from one or more buds just below the cut. These shoots are from latent buds and are weakly attached. To remove a limb use a 3-saw cut to ensure a clean, proper cut. Avoid heavy pruning. Make pruning cuts just outside of the branch collar. Avoid making large pruning cuts, e.g. 3” or larger. Do not leave stubs, as they allow pest and diseases to invade. Pruning is encouraged during winter or dormant months. Community Life Team April Fools Have you ever played an impressive April Fool's joke? Or are you usually the one falling victim to a prank? We asked our Community Life Team about the best April Fools prank they've played, had played on them, or even just witnessed! Angie: I really don’t remember if this was for April Fool’s day or not, but I can tell you what some co-workers did to me many years ago. I was working in the office with two other girls, and I had to step out of the office for a couple of minutes. When I came back to my desk, my two friends had saran wrapped my office phone and chair! Then they intentionally called my phone line – I couldn’t answer it with all of the wrapping! It was super hilarious! Marlene: My mom is so gullible! One day I was coming home for class and called my mom that I had been pulled over by APD and they were arresting me because I was going 120mph on the highway. I told her that I was going so fast that I didn’t know how to stop my car, so they had to chase me down I-35! I also added that they had to roll spikes down the road to slow me down. She was freaking out, crying and yelling and telling me that I deserved it. I feel bad, but it was funny at the time lol. I never bring up because I’m sure she will ground me, even though I’m 32. Paul: My April Fools joke is on Stella. I told her I couldn't come up with a joke. Stella: April Fools Day has been a time honored tradition in my family. My dad tells me that every year my grandma would wake up him and his sisters by calling out "It's snowing, it's snowing!" and the kids, too sleepy to realize what day it was, would rush to the window, only to be fooled. As a kid I would always try to fool my my family and fail, but one year as a teenager I told my aunt that an author would be releasing a new book in a completed series we both loved. She said "yes!" and went to high five me, and as my hand fell from the high five I shouted out "April Fools!" John: What did April Fools say when it received a gift? Well, prank you! Nick: I'm not sure who did it, and if I did, I wouldn't tell. But the best prank I've seen was when somebody put a sign on the coffee maker in the Costello that said "now voice activated." Emily: I mean... just look at the photo below!

COMMUNITY LIFE TEAM Christy Chesser REGIONAL DIRECTOR Christy resides in South Austin with her 3 rescue pups, Posey, Pidgin and Patch. She spends as much time as she can with family, loves to try new restaurants and enjoys exploring Austin and the Hill Country. She brings 22 years of “people experience”, and most recently held the title of Vice President of Operations supporting a large team of community management professionals. She has been awarded by the Community Association Institute for Innovation in Communications, Neighborhood Beautification and Community Spirit. As Regional Director, Christy oversees Texas communities and supports the on-site teams by actively engaging them in a developing and inclusive culture.

Teffani Davis EXECUTIVE DIRECTOR Teffani was born and raised in Waco, Texas where she grew up playing softball and was a recipient of many awards, including the UIL All American award. During college, she met and married the love of her life, Tracy. They moved to Austin and began a family and new careers. They have one daughter, Rylee. Teffani has over 20 years of customer service and community management experience. Her diverse background in business operations gives her the unique capability to serve and run effective programs while cultivating relationships with her residents and team. During her off time, Teffani enjoys traveling, watching sports and spending time with family and friends. As Executive Director, Teffani manages community operations and focuses on fostering a positive company culture and furthering the brand promise.

Paul Cardenas DIRECTOR OF COMMUNITY ENGAGEMENT Paul is a native Austinite with an unparalleled passion for community development, people, and leading. Paul is eager to continue to grow Easton Park as Austin’s happiest and healthiest communities for now, and decades to come. As a native, Paul loves Austin’s unwavering beauty, culture, and growth. He and his dog, Poseidon, love exploring new adventures on the water. When Paul isn’t in or on the water, you can catch him exploring the Greenbelt, food trucks, and hidden gems. As Director of Community Engagement, Paul oversees community life programs, classes, special community-wide events, and community outreach.

John Larroque FACILITIES MANAGER John and his wife moved to Austin in February 2018 from Sonoma County, California. They have an amazing extended family living in the Austin Area. John previously worked with the State of California’s Department of Parks and Recreation for 20 years in the maintenance field serving as a maintenance and water treatment plant supervisor in Marin, Napa, and Sonoma counties. As Facilities Manager, John supervises the maintenance and repair of facilities and equipment and enhances efficiency and effectiveness of project management including facility staff, vendors and contractors.

Angie Castro COMMUNITY OPERATIONS MANAGER Angie was born and raised in El Paso, TX. She made the move to Austin in October 2000. She brings over 16 years of experience in customer service and management. While out of the office she loves hiking, watching movies and spending time with her family. She’s married and has two kids – a girl, Krystal and a boy - Luys. The family also has a small Pomeranian named Cujo. As Community Operations Manager, Angie oversees all aspects of community governance.

Stella Wieser COMMUNICATIONS COORDINATOR Stella was born and raised in one of the best parts of the Hill Country— Fredericksburg, Texas! She moved to Austin after a four-year stint in East Texas as a small-town newspaper reporter. She is passionate about communication and helping other people. Outside of work, she loves spending time with her friends, playing Dungeons and Dragons, or reading a book outside in the sun. She has a pet cat named Tigger who hates traveling and hates it whenever Stella travels too. As Communications Coordinator, Stella ensures that residents are updated on all the exciting news and events that occur at Easton Park.

Marlene Robles COMMUNITY ENGAGEMENT COORDINATOR Marlene was born in Corpus Christi, but her family moved to Austin when she was 1-year-old. She considers herself a native Austinite. On her free time, you can find Marlene drinking coffee, reading, running, and spending time with her precious son, Xander. As Community Engagement Coordinator, Marlene creates Community Life events, handles all community reservations, manages clubs and groups, and assists with programs, classes, special community-wide events, and community outreach.

Christopher Sandoval COMMUNITY STANDARDS COORDINATOR Born and raised in Austin, Chris has done it all! He and his wife currently have two Blue Heelers - Otis and Ellie, and one Husky – Meekah. When able to, he enjoys playing softball, football, basketball and running. Chris also enjoys billiards, fishing, woodwork, automotive, guitar, craft beers, wine tasting, great food and travel. If ever wondering what he is up to, he is either doing one of these or is watching his Texas Longhorns football or Atlanta Braves baseball teams play. As Community Standards Coordinator, Chris oversees the review of home modifications and ensures Easton Park’s community standards are maintained.

Ramiro Lopez MAINTENANCE TECHNICIAN Born in Sabinas, Mexico, Ramiro moved to Texas in 1996 were he spent six years in Laredo, Texas. He moved to Bastrop in 2003 and has been obsessed with the area since. Ramiro is an avid cap collector, so naturally he sports the Easton Park cap around the neighborhood. Ramiro enjoys spending all his free time with his four kids. When he’s not busy being a family man, he enjoys fishing, cooking, and snacking away at Crazy Fruits. As Maintenance Technician, Ramiro keeps Easton Park in tip-top shape by maintaining facilities, common areas, and all amenities.

Nick Peña COMMUNITY LIFE AMBASSADOR Born and raised right outside of Austin, this Hutto Hippo made his way down south just this year! Nick lives in the heart of San Marcos and is proud to be a Community Life team member. When Nick is not being a superstar at the front desk of The Union, you can find him watching movies or enjoying the outdoors. As Community Life Ambassador, Nick facilitates the day-to-day operations of The Union and assists residents in using Easton Park’s amenities.

Emily Pollard COMMUNITY LIFE AMBASSADOR Emily comes from a military family, so she’s been all over the country! Calling Biddeford, Maine her hometown, she moved to San Marcos in 2015 when she began school at Texas State University. Emily graduated with a bachelor’s degree in Urban and Regional Planning and had multiple opportunities working in the San Marcos River and Spring Lake doing environmental work before making her way to Easton Park. On her free time, you can find Emily playing Dungeons and Dragons or Animal Crossing and reading. As Community Life Ambassador, Emily facilitates the day-to-day operations of The Union and assists residents in using Easton Park’s amenities.
