Will you be present at all showings? At open houses a member of our team will be there. For showings, potential buyers will bring their own agents to see your home. THE POWER OF PRICING If you want to compete we have to be competitive.The buying market has a short attention span. Pricing your home right the first time is critical. Proper pricing will attract buyers. An overpriced home will not sell. We want to generate offers before the market moves on to newer listings.

Your property will generate the most interest when it first hits the market, and if it’s priced at market value, it will generate the most showings.If we start too high, we may miss the excitement and have to drop the price later, causing it to sell below market value.

PRESENTATION OF OFFERS When an offer is generated on your home we will do the following:   Present the offer to you.  Have the cooperating Broker share buyer qualifications.  Go over every item in the contract with you so that you thoroughly understand what the buyers are offering and what they are asking for.  Give you as much input as we possibly can regarding:   Current market and finance activity.  Other sales to date.   Competition.  Broker comments.

NEGOTIATING THE SALE When purchase contracts are negotiated, we will:  Present all offers to you…as quickly as possible.  Review the contract with you.   Ensure that all parties in all transactions are treated fairly and with honest consideration.  Make certain there is compliance with disclosure laws and ordinances.

CONTRACT TO CLOSE Once we accept an offer on your home, our service doesn’t stop. CLOSING 101 The closing process finalizes the sale of your home and makes everything official. Also called the settlement, the closing is when you get paid and the buyer receives the deed of your home.  Here are a few things to bring to the closing House keys Garage door opener(s) A picture ID What can you expect?
