INTRODUCTION In this report you will find comparables in the area and recommenda,ons on pricing for long term and short-term ren,ng for each of the five individual units. We will start with a descrip,on of the property as a whole, then con,nue to comparables, and finish with a descrip,on and recommenda,ons for each of the five units available. The pricing is based prime loca,on of the property and ameni,es which the comparables do not offer (ie: pool, gazebos, deck, lush backyard, privacy fence…). We went with the high-end cost per square foot with the excep,on of The View and The Bungalow. The View was lowered to the median $1.99psf comparable to keep the pricing under $2000 for an easier sell. Because of the added private pergola, furnishings, ameni,es and all-inclusive u,li,es, we recommend a minimum of $1100 per month though the comparable for zero bedrooms (efficiency) is $1,250.00. We took into considera,on the property is under renova,on and will be 90% complete by the ,me it goes to market. The long-term rentals rates would not include the units as furnished. On long term rentals if you decide to accept pets, I would recommend a pet deposit and a 10% increase on the monthly rents.

This five-unit property is a Victorian mini mansion with Corinthian columns built in 1900. It sits in the Tobin Hill District, a very desirable quiet neighborhood, walking distance from the Pearl District and a short drive from the Alamo Dome and the AT&T Center, home of the Spurs. The main house features three units, while the back house, separated by a pool, originally a carriage house features two units. It is a two block walk east to the bustling nightlife on N St Mary’s St., and three blocks to the hustle and bustle of the museum reach river walk extension and the very popular Pearl Brewery district where you will find an array of fine dining as well as the 5 Star Emma Hotel! Two blocks to the west you can enjoy the Main Street party strip which is on the border of the San Antonio Community College and the place where the world renown Fiesta Parades begin. Also a few miles, you will find the campuses for University of the Incarnate Word, Trinity University and the UTSA downtown campus which you can commute to by bike or mini-scooters. INTERESTING FACTS ORIGIN OF CATS Domes,cated cats all come from wildcats called Felis Silvestris Lybica that originated in the Fer,le Crescent in the Near East Neolithic period and in ancient Egypt in the Classical period. The pantherlike ancestor to the cat family first appeared in Southeast Asia, about 10.8 million years ago. Prior to the use of DNA studies in cats, it was difficult to trace the Felidae family history, because feline fossils are rare, and difficult to tell apart. In 1997, Warren E. Johnson and Stephen J. O’Brien performed DNA analyses of 37 living cat species, which allowed them to divide today’s cats into 8 lineages. The great roaring cats (lions, leopards, jaguars, tigers) were the first to branch off, about 6.4 million years ago. The ancestor of modern domestic cats was the last to appear, about 3.4 million years ago. A small wildcat species was first domesticated in the Near East 8,000 to 10,000 years ago. MIGRATION As sea levels rose and fell, cats migrated to new continents and developed new species. It is estimated that cats migrated to North America from Asia across the Bering land bridge connecting Siberia and Alaska about 9 million years ago. Later, several American cat lineages returned to Asia. With each migration, the cats evolved further and changed into an ever-growing array of sizes and types of felines. Based on the DNA and fossil evidence, the Johnnson-O’Brien team was able to demonstrate a series of at least 10 intercontinental migrations of cats over the past 10 million years, in which cat were able to colonize the world. EGYPTIANS The ancient Egyp,ans love for cats is well known. Egyp,ans believed cats were magical creatures, capable of bringing good luck to the people who housed them. Admired for their hun,ng abili,es, the sleek feline achieved divine status, becoming a fixture of an Ancient Egyp,an society. Lavish tomb pain,ngs, lovy statues, and intricate jewelry all show the Egyp,ans' great fondness for cats.

In 31 BC, Egypt became a province of the Roman Empire. Cats were introduced into Roman life, becoming truly widespread in Europe around the 4th century AD. A cat skeleton from this period shows the shortened skull of domestic cats today. From Europe, cats boarded ships to the Americas, reportedly tagging along with Christopher Columbus, with the settlers at Jamestown, and aboard the Mayflower. QUEEN VICTORIA During the Victorian Age (1837-1901 CE) cats were again elevated to the previous high standing they had enjoyed in ancient Egypt. Queen Victoria of Great Britain who had always kept dogs as pets, became interested in cats through the many stories of archaeological finds in Egypt being published regularly in England. Many of these stories included descrip,ons of the Egyp,an reverence for cats, images of statues of Bastet, and the feline associa,on with the gods and monarchy. The queen's interest in the cat led her to adopt two Blue Persians whom she treated as members of her court. This story was carried by the newspapers of the day and, as Queen Victoria was a very popular monarch, more and more people became interested in having cats of their own. DOMESTICATION Cats continued their service as mousers throughout history, even serving as official employees of the United States Postal Service as late as 19th and early 20th century America. Towards the end of the 19th century, more Americans began to keep cats for their company as well as their utility. The first cat show was held at Madison Square Garden in 1895. By the end of World War I, cats were commonly accepted as house pets in the U.S. President Calvin Coolidge’s cat had free rein to wander to and from the White House during the 1920s. As Sam Stall, author of 100 Cats Who Changed Civilization and The Cat Owner’s Manual, writes, “Back in Coolidge’s day no one thought of confining cats indoors not even one belonging to the president of the United States.” Up until the 1950’s Throughout all this time, cats were allowed to come and go freely using the great outdoors as their litter area. Pans filled with dirt or newspaper were used indoors by a few cat owners, but it wasn’t un,l the first clay liker was accidentally discovered in 1947 and the subsequent marke,ng of the Tidy Cats® brand in the 1960s that liker boxes really caught on. With the inven,on of cat liker, cats rocketed to popularity as indoor pets, but their outdoor survival skills remain.

History of the Victorian House Victorian homes were originally a British architectural style. They originated during the reign of Queen Victoria, (who elevated the status of cats popular during her reign), in 1837 – 1901, which is where the name comes from. This style, although now so iconic in and of itself, actually borrows from many different architectural styles before it. They became popular in the United States between 1860 and 1900.
