STEP-BY-STEP SELLING PROCESS Home Evaluation

Listing Action Plan

I will visit your property to evaluate any needs and develop a plan to bring it into top showing condition.

I provide a multi-point pre-inspection checklist that focuses on issues ahead of the property inspections, so simple details can be addressed before the inspector arrives. Work involves taking care of last minute items, such as replacing light bulbs, fixing stuck windows, strapping water heaters, and checking or installing mandated smoke and carbon monoxide detectors.

Home Prep & Design Coordination The goal is to maximize your home’s value and make the sale go as smoothly as possible. I work directly with vendors on cost-effective improvements, ensuring the work is done beautifully, within budget, and on time. Staging Staging is a critical component of the sales process. The right decor will accentuate the positive features of a home that is being sold. To maximize the sale price of your home, I work with professional designers to present your home in its best light. I know the style and inventory of Silicon Valley’s best stagers and can select the stager that is best for your home. I will manage and oversee the entire staging process, start to finish. Disclosures Under California law, sellers face significant liability if they fail to disclose a material issue to a buyer. Lack of disclosure is the source for most real estate litigation. I review all disclosures to ensure the package is complete.

Property Inspection And Preparation I will oversee and manage all property inspections and preparation working with third-party vendors on your behalf. If the pre-sale inspections reveal potential issues, I will consult with you on the best course of action, all with the goal of ensuring you get top dollar for your property. Pricing Correctly pricing a home plays a huge part in getting the highest price possible. I research and provide data to help you make an informed and intelligent decision regarding a smart listing price.

Marketing and promotion are extremely important for a successful sale. The main marketing objective is simple - to get buyers into your property. I work with a videographer and photographer to showcase your property on a custom website of your home, featuring a photo gallery, a video tour, property information, and property disclosures.

The sale of your house is official and has been recorded with the county. All keys will be provided to the buyers. Congratulations!

On the Market Once your home is on the market I follow up with all agents to obtain feedback. This allows me to quickly make adjustments if necessary.

After Close Service I desire to be your real estate resource for life. I will continue to work for you even after the sale of your home. My list of vendors will always be available to you, as well as any real estate coaching you may need.

Open House Normally, I organize broker and public open houses to attract the biggest audience. Currently, we do this virtually! Negotiations & Escrow My aim is to make this legal step as simple as possible. I will work with you through the negotiation process to make sure you achieve the highest possible price and the best terms. I will also guide you through escrow, and all the way to closing, keeping you apprised every step of the way.

PRE-LISTING PREPARATION Selling a home can be a high-stress and time-consuming endeavor if you chose the wrong agent. To get the best price for your home, the process includes knowing what cost-effective or no-cost improvements to make in order to get the best return, recommending the right vendors, preparing the disclosures and other legal documents, effectively staging the home to get noticed and sold, correctly pricing the home to attract buyers, marketing the home, negotiating the offers, and smoothly going through escrow. Not just anybody can master all of these tasks. You need a great Realtor®. To ease your burden, I have shifted much of the work relating to home improvement, marketing, negotiation, and escrow to myself. I have a team of specialists (i.e. transaction coordinator, interior designers, licensed contractors, handymen, graphic designers, copywriters, attorneys, a dedicated online and social media marketing specialist) all devoted exclusively to assisting you through each step of the home-selling process. It’s unlikely that another agent, no matter how good, can match my depth of resources or combined expertise.

Curb appeal is crucial to a good first impression. We recommend your lawn to be mowed and your bushes pruned. Colorful flowers can make a big difference as well.

Edit personal belongings so buyers can envision their family living here. Minimizing furniture will make the room feel larger.

Clean the Exterior A dirty exterior gives buyers the impression you don’t maintain your home. Make Repairs or obtain contractor bids You want your property to be in the best condition possible. We should address any significant defects like broken windows, a leaky roof, or foundation issues that might scare away potential buyers. Make Every Surface Shine From ceiling fans to floors and everything in between, we want your home to sparkle. Paint Your Walls A neutral color will appeal to a wider range of buyers. Freshly painted rooms look clean.

Eliminate Bad Odors Remove or hide the litter box. Make sure there are no smoke or pet odors. Inspections You can sell for a higher price by providing professional inspections. This way buyers do not have to hold money in reserves for repairs. It also minimizes the chances of a second negotiation, if the buyer does their own inspections - with an inspector that may or may not be a professional. Disclosures Complete disclosures minimize the opportunity for a buyer to find that something wasn’t disclosed to them; lack of disclosure is the source for most real estate litigation.

PRICING STRATEGY It is very important to price your property at a competitive price right from the start; a stale listing will sell for a lower price and waste valuable time. The Importance of Pricing Correctly If you price your property at or slightly below market value, you are exposing it to a greater percentage of prospective buyers, thus increasing your opportunity for a sale and multiple offers, driving the price up.

Activity vs. Time Timing is extremely important in the real estate market. A property attracts the most activity from the real estate community and potential buyers when it is first listed. It has the greatest opportunity to sell when it is new on the market. If a home is overpriced it will sit on the market longer and interest will drop over time. Buyers and Sellers Determine Value The notion that a buyer will purchase your home at a price other than what the market will bear is simply incorrect. It has been proven time and time again; the value of your property is determined by what a BUYER is willing to pay and what a SELLER is willing to accept in today’s market based on comparing your property to others that are currently listed for sale and have recently sold in your area.

PRICING STRATEGY The right price for your property is not determined by any one agent or seller - it’s determined by current market conditions. Pricing strategy is an art, not a science. Experience matters! I assess accurate, up-to-date MLS data to select active, pending, and sold properties that are the most comparable in features and amenities to your property. Combined with my in-depth local knowledge of our marketplace, this method allows me to price your property correctly, so it sells timely and for the highest possible price.

ONLINE ESTIMATE INACCURACIES Online value estimates tend to be less accurate than our own evaluations. This is due to their limited access to important information. As an example, see the chart below to see how Zillow displays their own inaccuracies.

Data Coverage and Zestimate® Accuracy The home data we have compiled to generate a Zestimate home valuation varies by location. Some counties provide all the data we could hope for, but others are lacking such key things as the number of bedrooms and bathrooms, or, in some cases, the square footage of the home. The more data we have, the more accurate the Zestimate. And, we’ve made it easier for our users to help us improve accuracy by incorporating edited home facts into our Zestimate calculations. In some areas, we might not be able to produce a Zestimate at all, but we do have some basic information on the homes. The tables below show you where we have Zestimates and other home information. To measure the accuracy of the Zestimates, we’ve gone back in time and compared the historic Zestimates with the actual transaction prices of homes that sold. The tables below also provide various measures of that accuracy. What’s a Zestimate? A Zestimate home valuation is Zillow’s estimated market value. It is not an appraisal. Use it as a starting point to determine a home’s value.

Based on my experience, the quality of the photography has a profound impact on the quality of the rest of the marketing material that I run for each home. As with all marketing, I bear the entire cost of the photography.
