new village is an exciting development as it gives Melbourne’s best builders the opportunity to showcase innovative new floor plans and home styles,” Mr Mills said.

The sewer, drainage and the water main were all completed while road crossings, sub-base pavement and kerb and channel work is ongoing.

As the second village takes shape, Parklea is in the process of closing the first display village. General Manager, Jarod Mills said the new village would draw visitors from across Melbourne, especially those looking to purchase land in Parklea’s newest project, Ridgelea at Pakenham East. “Kaduna Park is still home to Cardinia Shire’s only display village and this

Stage 14 ahead of schedule Meanwhile, stage 14 at Kaduna Park, the Clements Release, continues to make excellent progress with construction onsite. Mr Mills said the civil contractor was ahead of schedule and is on track to have works completed by the end of 2022.

Mr Mills said on the latest projections, title registration will likely occur in February or March. “Sales are progressing well despite rising interest rates and changing market conditions. People can see the quality and thoughtful planning which are evident in the established parts of the estate and are keen to join the growing Kaduna Park community,” he said. • parklea.com

New Parklea building gets the green thumbs up. The new Parklea office and commercial building on Timbertop Boulevard has caused a stir in architectural and environmental circles for its green innovation. The building, which was designed by i2C Architects in collaboration with Timber Design Studio, puts sustainability at the forefront. The building designers used a combination of Cross Laminated Timber (CLT) and Glue Laminated Timber (GLT), both sustainable resources.

CLT for a sustainable timber alternative With similar characteristics to precast concrete panel, CLT is a timber panel product that sees layers of cross laminated timber glued at a 90-degree angle in order to create large panels. GLT on the other hand, sees pieces

of laminated timber layered and glued on each other in the same direction, increasing the strength. Managing Director of Timber Design Studio structural engineer Dayne Davis said CLT is “now cementing its stance in the construction world due to the cost and positive environmental benefits it provides”. “Not only is it a renewable wood, it actually holds carbon, and does not require the burning of fossil fuels during production,” Mr Davis said. “What this means for the building, once complete, is that it’s got really strong fire ratings and is quite airtight. CLT is visually appealing and really does stand up when compared with alternatives. A build like this puts Parklea at the forefront of sustainability and innovation with this breakthrough design.”

Exceptional location, design and layout Located in Parklea’s renowned Timbertop Estate, the Parklea team moved into the new building in August, while the ground floor is home to three businesses – Flow & Co Pilates, Genuine Conveyancing and New You Chiropractic. Stage two is about to commence construction and will incorporate a Foodworks supermarket, which is due to open mid 2023. Chiropractor Peter Vrakatselis said he was drawn to the Parklea building for its “location, design and layout”. “It is a show piece of architecture, which I admire, and I have designed my practice to match,” Peter explained.

and scanning equipment which includes heart rate variability (HRV) testing, nerve thermography and nerve function testing.”

A stylish hub for local businesses Director of Genuine Conveyancing Cyndal Reumer said she liked the Timbertop location as she is local to the area and her children go to kindergarten and day care close by. “I love the timber panelling on the building and also the height of the ceilings and windows which allows lots of natural light to flow into the space,” Cyndal said.

“I love the location, a lot of my patients live in the estate. It is new and vibrant, has a great community feel about it and great energy. With the café, school and day care, there is a lot on offer for the locals of the estate.

Cyndal’s business offers all aspects of conveyancing including residential sales and purchases, commercial sales and purchases, off-the-plan sales and purchases, subdivisions and developments, SMSF transactions, related party transactions, survivorship and legal personal representative applications and SPEAR lodgements.

“I have built a brand new state-of-the-art clinic that can service the community, in a warm, sophisticated way. We offer onsite x-ray services, state-of-the-art examination

The team at Flow & Co Pilates say the Timbertop location is close to the business’s other studio in Beaconsfield so members can easily pass between both. •

Parklea is taking an active interest in the development of the Precinct Structure Plan (PSP) to ensure that the outcome is in the best interests of Kaduna Park and its residents, both current and future. — Jarod Mills, Parklea General Manager

Officer South employment plan takes shape.

There could be up to 21,000 jobs based in Officer South by 2060 according to the latest update on the Officer South Employment Precinct Structure Plan (PSP). The State Government has earmarked Officer South as a “premier economic and employment hub for south east Melbourne” and is pressing on with strategic planning to create a “dynamic precinct, responding to future employment needs”. “The Officer South Employment precinct is a high amenity, regionally significant commercial and state significant industrial area, combined with modern and diverse urban living hub to form a unique working and living environment that embraces innovation and sustainability,” states the August update from the Victorian Planning Authority. The government has earmarked a raft of professional and manufacturing opportunities for Officer South including: • Health: Manufacturing medical and health products • Construction: Industry product manufacturing and development • Logistics: Warehousing and transporting e-commerce • Wholesaling of products and services: Tech and media companies • Agriculture: Greenhouse, vertical farming and research • Health: Administration centres, medical clinics, and e-commerce • Knowledge professional: Warehousing and transporting e-commerce, flexible office space to support large and small business

Creating Communities Since 1974

• Education: Centre of excellence, research centres, and science works to support local schools • Retail / hospitality sales: Centres, display centres, cafés to support 24hr industries, food packaging and logistics • Construction: Materials and product sales and display centres • Demonstration and education: Institutional anchors, conference and business learning centres The PSP has also identified sites for two primary schools — one government and one private — as well as further residential expansion and a town centre. Parklea’s General Manager said the PSP presented an exciting future for the residents of Kaduna Park. “The interface with Kaduna Park is largely open space which means residents will eventually experience all the benefits and opportunities of the employment precinct, but will have a welcome buffer to protect the estate’s amenity and liveability,” Mr Mills said. “Parklea is taking an active interest in the development of the PSP to ensure that the outcome is in the best interests of Kaduna Park and its residents, both current and future. “We look forward to further updates from the Victorian Planning Authority as the PSP progresses.” The PSP is expected to be finalised by mid 2023 with community engagement and exhibition of the plan due in late 2022/early 2023. Parklea are seeking volunteers from the Kaduna Park community to play an active role in presenting a submission to help shape this future precinct. Please email [email protected] • parklea.com

Top 4 walking spots that are close by. As the weather warms up at this time of year, it’s a great opportunity to get exploring. Thankfully we are lucky enough to have plenty of walking hotspots to discover that are nearby to visit.

Royal Botanic Gardens Cranbourne The natural bushland and exceptional gardens are side by side for you to explore at the Royal Botanic Gardens Cranbourne. The awardwinning Australian Garden features over 100,000 plants including 1,900 varieties, while the bushland presents over 6km of walking tracks and cycling tracks. Once you’ve made your way around the gardens, bring a picnic or set up a barbecue on one of the barbeque facilities. There are even playgrounds, a garden shop and the Boon Wurrung café.

Whether you’re an avid hiker or prefer a stroll and a picnic, we’ve compiled a few options that will get the whole family outdoors enjoying the beauty of our natural surroundings. What’s your favourite local walking track? Share with us on Facebook @ParkleaDevelopments •

Kangaroo Viewing Trail The Kangaroo Viewing Trail is located at Cardinia Reservoir Park and offers the chance to spot a few of the several mobs of Eastern grey kangaroos who call this area home. Early morning and late afternoon tend to be the best time to see one. Take care not to feed or approach — just admire from a safe distance. The native flora is a beautiful showcase of the region’s natural landscape, and as well as kangaroos keep your eyes peeled for sightings of Wedgetailed Eagles, Common Bronzewings, Eastern Rosellas and Little Corellas.

Lysterfield Lake Load up the mountain bike, kayak or paddle board, and head to Lysterfield Lake for a spectacular day out. The lakeside park features walking trails and areas for swimming — perfect to cool off on a hot summer day. There’s even a boat ramp to head out for a non-powered boating journey and take in the peaceful surrounds. If bird-watching is of interest to you, you might be lucky enough to spot a few species such as Welcome Swallows, Cormorants, Masked Lapwings, and more.

Elephant Rock A fun one to pop by from time to time is Elephant Rock on BeaconsfieldEmerald Rd in Dewhurst. As the name suggests, this large, highly visible granite rock is shaped somewhat like an elephant. What’s more, locals and artists regularly repaint Elephant Rock with murals and greetings, making it a continually updated piece of art!

Hot summer gardening tips. Summer can be a tricky time in the garden, with scorching heat one day and a cool change the next. It is also the time when we spend the most time outdoors enjoying the long summer evenings and outdoor entertaining. Here are some handy tips to keep your garden looking its best over the warmest months of the year. •

Keep your lawns lush The team at Lawn Solutions Australia encourage home owners to give their lawns some summer lovin’. As the lawn industry’s peak body, the experts at Lawn Solutions Australia advise regular deep-watering rather than frequent shallow watering and regular mowing. Regular deep watering encourages a stronger and deeper root system aided by an occasional nutrient boost with an application of high-quality fertiliser. The healthier the lawn the less susceptible to disease and weeds it becomes.

10

Parklea PULSE.  Summer 2022

Avoid watering in the heat of the day as you will lose a lot of moisture through evaporation. Water in the morning or evening. If there has been rain your lawn shouldn’t need additional water.

Mow early in the day or as the sun starts to go down. The hot sun in the middle of the day is more likely to do damage to the freshly cut lawn. And make sure the blades on your mower are sharp.

The key to your lawn mowing in summer is to make sure you are doing so regularly. You want to keep on top of the leaf growth, so you don’t remove too much at a time. Removing more than a third of the leaf at any one time, will cause stress to the grass roots.

According to Lawn Solutions Australia, choosing the right lawn-type is one of the main factors in how it will perform over summer and a drought-tolerant, warm-season turf-type like Tiftuf Hybrid Bermuda or St Walter DNA Certified Buffalo, are the perfect turf-types that will handle a harsh Aussie summer.

Mulch makes a difference Equally known for giving good garden advice is the team at Gardening Australia. Their number one tip for summer gardening is mulch, mulch, mulch. Mulch keeps soil warm in winter and cool in summer. Hay is an ideal material to use as mulch as it is more gentle on the soil then bark mulch. The hay also feeds the soil as it breaks down. Tickle a small amount of fresh compost into the soil, which will act like a sponge, before placing a thin layer of mulch on top. Mulch can be used around flower beds, in the veggie patch, on roses and around natives. It will keep weeds at bay and make those that do appear easier to remove. Mulch twice a year in late spring and again before winter sets in.

Don’t forget to water! Similarly, water deeply in the morning or the cool of the evening to encourage larger and stronger roots. Check your irrigation system is working properly. If you are going away on a summer holiday, move pots into the shade where possible and give your indoor plants a good soak before you leave. And finally, protect vulnerable plants with shade cloth where possible. The RBGSA horticulturalists says to think of it like slip, slop, slap for plants!

Fertiliser to feed your garden According to the team at the Royal Botanic Gardens South Australia, fertilising is another important summer gardening tip. Use a fertiliser that encourages root growth rather than leaf growth, as young fresh leaves will cause the plant more stress as it struggles to keep them alive. Add fertiliser to plants in the cool of the morning to build up their resistance to heat stress.

A brand new home after 46 years of marriage. For many Australians, building a brand new home is the dream. After 46 years of marriage, Pauline and her husband Chris have recently achieved this! And it’s been worth the wait. Originally from South Australia, the couple met in their school days in Port Augusta and have created a happy life together. With three beautiful daughters who are now grown up with families of their own, Pauline explains that moving to Kaduna Park from Adelaide was to be closer to family. “Our eldest daughter headed off to live overseas with her husband and our grandkids, and our other two daughters live nearby in Kaduna Park.” Building a home in Kaduna Park felt like the right move for Pauline and Chris to thrive in their twilight years, and living near two of their children means they can support one another too. When it came to selecting a spot to build their home, Pauline says that she took a backseat in the decision-making, leaving it up to her children with their local knowledge. “Our daughters thought this block would suit us and it’s nice and close to the park and near to our daughters.”

As well as selecting the best block of land for their parents, Pauline’s daughters were central in choosing the design of the house and the builder. Now that’s a testament to a loving and trusting family! “Couldn’t have done it without them,” confirms Pauline. Better yet, the outcome has been excellent — Pauline found that SJD Homes were great builders. While moving into their new home has been exciting, unfortunately Pauline became unwell earlier in the year and has recently completed her last cycle of chemotherapy. Her positive attitude and fighting spirit are inspiring to say the least. As for settling into Kaduna Park, Pauline is enjoying having their first new house and getting to know neighbours: “We are making friends and love the sound of children playing in the neighbourhood. It would be lovely to have a street party at Christmas!” And for those wondering about the secret to being married for 46 years, Pauline puts it down to a combination of things: “It’s a lot of hard work. And don’t take life or each other too seriously”, she advises. We wish this wonderful couple many more years of marriage and happiness together in their new home at Kaduna Park! •

Chicken/Seafood Paella. Method

1. Heat 1 tablespoon of oil in a paella pan or large wok over high heat. Add chorizo and cook until browned on each side. Remove with a slotted spoon and set aside. 2. A dd remaining oil. Add garlic and onion, cook for 2 minutes. Add capsicum, cook for 1 minute. 3. A dd chicken. Cook for 2 minutes until lightly browned. 4. A dd rice and mix until the grains are coated in oil. 5. Add back in the chorizo. 6. Add chicken stock, crushed tomatoes and saffron. 7. B ring it to a simmer then adjust heat so it’s simmering fairly gently (not super rapidly, or the rice will burn). Simmer for 10 minutes — no stirring! At this stage, a bit of rice should be poking through to the surface but there should still be plenty of liquid.

Ingredients 8. A dd peas and mussels — scatter over peas, squidge the mussels into the rice (partial submerge is fine). 9. C ook for 8 minutes or until the mussels are open, and most of the liquid has been absorbed but still a bit liquidy. Discard any mussels that do not open. Remove from stove. 10. Do a taste test to see if the rice is cooked — it should be firm but cooked. If it is too firm for your taste, no stress, just add a splash of hot water and keep cooking. 11. Cover with lid then rest for 5 minutes (rice will absorb remaining liquid).

• 2 tbsp extra-virgin olive oil • 2 chorizo sausages, sliced • 500g seafood marina mix • 1 onion, diced • 3 garlic cloves, minced • 1 red capsicum, diced • 1 ½ cups Arborio rice • 1 can crushed tomatoes • 300g chicken thigh fillets cut into 3 cm cubes • 3 ½ cups chicken broth/stock • 1 tsp saffron threads (or ¼ tsp ground saffron) • 1 cup frozen peas • 12 large mussels, cleaned Recipe: Corinne Hohenhaus, Kaduna Park resident.
